Hallmark rentals mgt were great when I was looking for a place but once they get that lease signed (which is all they care about) then u might as well kiss common courtesy goodbye. In my exp. All of the ladies at hallmark are kind of nice I say kind of cuz at first they are all nice to you but not for long. Forest ridge apts from being a resident I have exp. a lot. Specifically these apts are labeled luxurious but that s an overstatement. Parking is a big issue in the new apts it will be ONE SPACE PER BDR. NO VISITOR PARKING!! If u don t count walking a .25 mile. noise is ridiculous. in between the walls u can hear everything even conversations especially cabinet doors toilets showers. etc. u get the point. ALSO the first floor is also a no no. After a heavy rain several apts exp. a serious water issue in the apt. where the carpet was soaked. Took hallmark a few weeks to fix anything! then they had the balls to say if you want us to shampoo ur carpet it will be just fifty dollars. hello this is your issue and you want me to pay. YOU can hear upstairs neighbors all day long walking. Upon investigation there is only one sheet of drywall and one osb plywood board in between the floors. there is no concrete board like the landlord said. in fact I bet there is nothing like insulation in between too. After resigning the lease to live here again they started construction on a new building which would severely limit parking and said that we would have to sublet our apt. lease already signed so they don t care. If your ac goes out in the summer and you call them Friday daytime they say it will have to wait till Monday cuz its not an emergency. It was 87degrees outside and that s not an emergency. I am paying to live somewhere with ac. and they said they couldn t do anything about it. all it takes is one call. they didn t even take money off of rent for the inconvenience of no ac for 4 days how can someone sleep when its hot' Appliances are really loud. building is settling causing cracks down the wall. Hallmark is never punctual with returning calls has little to no answers to questions. Although the builder is very nice!! if the builder ran forest ridge i am sure it would be diff. hallmark has already gone through at least one set of management. tenants are not a priority after that lease is signed. if u don t pay beware they will sue in small claims court then charge u for the money it cost them.

The building is new and up to code and exceeds. Each party wall has a two hour fire rating which is made of 2 walls, 4-layers of 5/8" drywall and 2-R11 sound batts between each unit, a STC rating of 60, very good. Ceils have 5/8 fire rated drywall over steel sound channels mounted to floor trusses housing R11 sound bats. The upstairs floor has 3/4" plywood covered with 3/4" concrete. I think this is the tenant that said he would try and smear us if he did not get his way.
