My family and I recently moved out of Forest Ridge two months prematurely. We have lived there for almost three years but could not take everything that has been going on at our unit. The first year was actually great because only third of the building was occupied. Second year, new tenants moved in above us who refused to turn their music down and which Hallmark did nothing about. Even after dozen complaints from myself and other tenants only thing they told me to do was to call the police if it happens again!!!. Noise is unbearable in this building. I also had fire inside of my refrigerator!!!! According to a firefighter with 20 years of experience, he told me he has never seen anything like it. Hallmark gave me an older refrigerator to use until it was being fixed but we didn't get any response for six months until my wife made several attempts. We has three flooding in the unit within last 12 months that left the apartment smelling for days!!!. The third flooding which was severe, no one came out to actually dry the carpet for four days only after making several complaints. The hallways are full of smoke and stinks and dirty. There's trash all over the parking lot and in the buildings. If you have little kids, avoid this place at all cost. Not the most family friendly enviorment at all!!! This probably is just the tip of an iceberg. Do yourselves a favor find a REAL luxury appartments on the east side.

This was unfortunate, we tried to compensate by adjusting a couple of months rent down; we had two new washing machines overflow at different times affecting this tenant, once affecting this unit without our knowledge until later reported. Their refrigerator went bad so we replaced it with the one in the model until theres was repaired. Once theirs was repaired they wanted to keep the models rather then having to clean the replacement, which we said ok to. We pick up trash in the parking lot twice a week and the buildings get cleaned every two weeks. This was a nice Asian family we enjoyed having as tenants and sorry for how thing worked out and their feelings.
