I lived at Wapehani Hills for 1 year, and, like the other reviewers, I found the management exasperating.
I might have once recommended Wapehani Hills at one point. Here are the things that impressed me. The buildings were built fairly recently. They're spacious & have new appliances & new carpeting. Wapehani Hills is also located next to a nature preserve, so the area itself is beautiful. Finally, the rent was affordable when I first moved in. I forget exactly how much my housemate and I were paying in terms of rent, but it was under $800 for a mammoth, three-bedroom townhouse with a porch.
Here is why I would no longer recommend renting from Wapehani Hills.
1. They increased the rent. Their townhouses are no longer such a great deal. You probably can get an equally good apartment in downtown Bloomington for the same price. (Wapehani Hills is located on the outskirts of town, so you'll need a car if you're planning to commute up to IU's campus.)
2. The management is horrible! Midway through my lease my townhouse became infested with fleas. I didn't own a pet. My neighbors didn't own a pet. I later found out that a stray cat had made its home in the crawlspace under my house. It had had kittens, and they infected my house with fleas. I also found out that the mangement knew about the strays but did nothing about them. I spent a month flea-bombing my apartment on a daily basis. Then I spent 4 months (!) trying to get the management to board up the crawlspace and hire an exterminator. They finally did... One week before I moved out.
3. The management requires you to professionally steam-clean your carpets. This will probably cost you a few hundred $s. During my final inspection I was told that there were scuff marks on the walls of one of my bedrooms. I asked how much it would cost to have them painted over. I was told that I could do it myself or that they would do it for around $20. Months later, when I received my security deposit, I found out that they charged me $200 to paint over the scuff marks! I spent a good month, then, making sure my house was spotless before I left it, and I got back a pittance of my initial deposit.
Bottom line: You can't trust the management. The maintenance crew, as other reviewers have pointed out, consists of one guy, and it usually takes him a few days to help out. There is a lot of fine print in the lease, and it's unlikely that you'll get much (any) of your security deposit. The townhouses are miles from the center of Bloomington. Finally, the rent is no longer competitive. So I would stay away. There are several new apartment buildlings closer to downtown Bloomington. You can do a lot better than Wapehani Hills.
