I just wanted the company to know my crazy HORRIBLE experience !!!!living in here at Carmel Landing. I am currently living in a 2 bed 2 bathroom apt. First off my boyfriend and I were promised that before we moved in that we were going to get new appliances. So the move in date comes rolling around and here we are 2 months into living here we still have our stove and dishwasher filled with mold! We called and called left plenty nasty messages until finally we got new ones. And heres more problems about our apartment: One of the closets was about to fall down, some of the doors were hanging off of its hindges. The alarms in the ceiling were falling down, one tub didnt have a drain plug, and all of our windows could NOT be LOCKED! Thats the scary part and we're located in the back. There goes our safety. it was just one thing after another.

Not only that the master bedroom/bath is constantly filled up with smoke, because we have chain smokers as our neighbors. Stick your head under the sink and you just got high because theres a big open gap between our WALLS. You can't even take a nap, the only time its okay to go in there is about maybe 11pm, unless one of them wakes up and starts smoking again. For a couple of months we did not even have heater for the long-ass winter, then summer hits the previous maintance crew turned it off so we were suffering from the weather AGAIN!

This was all happened around the time of AUG 2007- present JULY 2008

Summer comes rolling around no AC. Crazy storm comes around and our apartment gets flooded!!! Twice this has happened and it took a week to have the maintence crew to even come over after reporting about it.

First flood, water was extracted, got the humidifier and dryer running up our electricity bill to dry up our master bedroom. (we told them it was probably due to foundation but the maintance guy kept blaming the mulch near the siding) Okay so... if it is then fix right'! And obviously he did not! because here comes another flood! Thats was a week or two from today JULY 14 2008. Now the water is above my carpet. Great! 5 days after reporting the flood again, they came back and "did something about it." Now it smells like cigarettes, and mold, wet carpet, and thats the smell of our master bedroom as of today July 14 2008. And of course we havent been sleeping in there since the second flood. And I cant ----en wait for our lease to end this month July 31 2008!!!

Hello, my name is Chad Gilford, Property Manager of Carmel Landing; I can be reached at 317.581.1663 if there is any doubt regarding the authenticity of this posting. I will begin this monologue by conceding to the fact that eighteen months ago there were many, longstanding issues at Carmel Landing (previously Tree Top of Carmel, and various other names that people may remember this community by). However, these concerns, through a lot of hard work, no longer remain. I understand that when a new management company comes to any existing business its patrons do not want to hear any excuses, or have to continue to experience the hardships they have for what can only seem like "way too long" in their lives. When our client purchased this property in the first quarter of 2007 occupancy was at nearly 60% and the number of outstanding service requests were great. I say this not to speak poorly about previous management, but in an attempt to contrast it with the current state of our community. Carmel Landing now retains occupancies of 90% and above, have completed the renovation of approximately 85% of the property, and completes the vast majority of our service requests in a 24-48 hour period. I feel terrible that this past resident had a poor living experience at Carmel Landing, but I can assure you that this community is operated with a great deal of pride, resident focus, and aptitude. Fogelman Management group, now in our second year here, has been dedicated to the multi-family housing industry since 1963, and apartments are the only endeavors which we choose to persue. Again, I understand that this passage certainly does not shine the brightest of lights on Carmel Landing, but this type of event is very much a thing of the past as we continue to improve the property and the level of service to our residents.
