As president of the Tenants association which involves not only this apartment complex but most of Barrett & Stokely, Inc. prosperities , I feel it is important to clarify what exactly the situation is so that anyone visiting this site understands what is happening. First of all, everyone needs to keep in mind that this site is a national site that covers the entire U.S.This means that Federal law applies more than state law. This doesn t mean that any violations of state law are ignored but where there is a conflict between state and federal law, federal law wins. Because of numerous complaints over the years of Property management companies having their staff come here and pose as tenants and write glowing reviews, this site instituted a program of locking IP addresses which are unique to each computer to each person signing up. So, for example, my unique address is logged by this site. This unique address can tell people that have the technical expertise what service provider and other information is attached to each login. This, in turn, can then be use to find out who is actually writing reviews and whether or not they are tenants or members of the property owners staff or some other person unrelated to the specific apartment. Second, as most of the tenets at Landmark may be aware of, the Department of HUD will be doing their regular inspection over the next few months. This inspection tends to be quick and not very thorough but you have probably noticed that the maintenance Staff has been working very hard on certain issues and these issues are what HUD looks at in these regular inspection. Having said that, there is another department in HUD to look into complaints against property owners and determine their validity. It is this department that has already started visiting B-S property and looking at several issues which include the use of the Phrase Private Gated Community and even timing and seeing how many cars can pass through the gates when they open without entering a code. Why is this important' The slower the gates, the more unknown cars can come in and there is a direct correlation between this and problems. Also, they have sent into various B-S prosperities agents acting as prospective renters and recording what they were told and then comparing this to the contract and the issue of safety. The second aspect of their investigation involves the structural integrity of the building on the properties (keep in mind the HUD is cracking down nationwide on many owners not just Barrett &Stokely because with the housing crisis, renting is more in vogue and therefore more subject to potential abuse). So, HUD and other agencies are looking at various aspects of the whole picture of renting from the owners of this property. Third- the IRS is inspecting various tax returns from this companies and individuals connected to the company but what this involves only the IRS knows. Fourth- INS and other relevant agencies are looking into complaints about illegal immigrants and whether or not this is a problem. Fifth- the state is looking at how many people are living in a given apartment and whether this exceeds the State code. As far as any lawsuit, that all depends on what the various agencies find or don t find. Finally, it is important to understand that this is a nationwide effort at cleaning up the rental market and beginning to put in place more stringent rules and clarify rules if needed. If any person posting here misrepresents themselves, Law enforcement will enter the picture but I suspect that this would amount to a fine and nothing more and again this is not limited to Barrett & Stokely. So, I would suggest that everyone takes a step back, don t rely on these reviews just as you wouldn t rely on just an advertisement and make your own decisions by visiting the specific apartment complex you are interested in and asking good questions.
