1. State-of-the-art fitness center [1]

The weight room has been in a state of disrepair for 4 years. The management has closed the weight room down several times under the pretext of doing the maintenance. However, all they have done is move the broken equipment around without actually fixing it and paint the walls once. Although the administration claims to have repaired the weight room, as of now, half of the weights of the weight station are missing, the stationary bikes are either broken or not functioning as they are supposed to, and the safety pins on the treadmills are also broken. The weight room as well as other facilities of this apartment complex has been neglected for about 4 years since the new administration took over. During a management-tenant meeting initiated by discontented tenants to voice their concerns, the management compared Spring Lake apartments to other apartments of this type and said that ours were just as good or even better. We have visited several locations of this type. Their weight rooms and swimming pools, for example, are open 6 a.m. to 10 p.m. to accommodate everyone while in Spring Lake apartments the hours are 9 a.m. to 10 p.m. and that does not guarantee that the facilities will be open on time either.

Many tenants who exercise have to go to health clubs around instead of using the apartments facility.

2. Resort-style pool and sundeck area

A new swimming season has begun and it looks like it is going to be as bad as other seasons here, in Spring Lake apartment complex. To begin with, the maintenance of the pool is terrible: for two weeks the pool was empty, and then it was filled with greenish water for a couple more weeks. This is a regular procedure here: to clean the pool once, wait until the water turns green again, and then close it for a week to clean. Then, you can tell that the administration hardly ever comes to inspect the condition of the pool because litter can sit on the sundeck area for weeks. For instance, last year the missing tiles and dangerously jagged edges of the pool were not taken care of throughout the season. Don t let the pictures of the swimming pool posted on the Spring Lake website fool you: they were taken during the previous administration and do not reflect the current condition of the facility. There is no proper maintenance schedule, and sometimes it takes place on weekends when people would like to use the swimming pool. As already mentioned, the pool opens at 9 a.m., however there is 50-50 chance that whoever is responsible for that will make it to the pool on time. The second pool has been without water half a season already.



3. Car care center

The car wash center is heavily littered, and there is not a single garbage can in the area.

In addition, the hose often does not work properly or is simply non-existent, so you might as well bring your own. The drain can be clogged for several weeks because there is no regular inspection in place.



4. Basketball court and tennis court

The basketball court is in terrible condition, there is no basket net on the ring and there is a mud puddle in the center. Even so, it is locked most of the time.

The tennis court floor is cracked; the net has not been changed for a long time, and the benches that used to be on the court were broken and never replaced.

5. Recreation and Picnic areas

These are listed on the website. Well, we don t know what they are talking about. We do have a pond, but I wouldn t have a picnic on its bank or in any green grass area on the premises. The grass is not safe even for walking because the administration does not have any regulation for those tenants who have dogs, especially big dogs. As a result, you constantly risk stepping into huge piles of dog poop. Further, the fountain in the center of the pond broke down about 6 months ago and has just been repaired and broke again! When it is broken, the water in the pond turns green, and there were a lot of mosquitoes.

6. Gated community

We have two gates: one automatic with a code access and the other manually controlled. Oftentimes, the latter gates are opened late and closed early. On some weekend the gate stays closed all time. When the automatic gates are broken, it takes the administration weeks to repair it.

7. Pest control

Pest control comes approximately once in 6 months. Under the previous administration it was on a monthly basis.

8. 24-hour maintenance and professional on-site management team

Actually, you have to call several times to get someone to come and look at the problem. Even if someone comes, chances are you still have to wait for the repair for a while. In the worst scenario, they just do not come to fix the problem. Also, the air filters are not changed on a monthly basis.

9. Noise level

You will hear absolutely everything: your neighbors dogs, washing machines, showers, and phone conversations. Consider yourself lucky if your neighbors are respectful of your need of quiet time. Otherwise, the walls are so thin that you will hear their every move.

The administration is well aware of all the problems listed here. Every time you come to voice your complaint, they will say that they are working on it. However, the progress is hardly noticeable.

What? Do we live at the same place? Gated Community? Tennis court? Car care center? Seriously? This place sucks. I agree with everything else in this review especially about the dog poo and poor maintenance of the place. The only noise complaint is one of my neighbors dogs barks a lot. I can't hear any other noise but I'm at the end of a building.
