Recently, I have come to hear of a serious rental scam in Indianapolis based at Polo Run (Edward Rose Properties), a low priced real estate option in Greenwood. They do not charge a security deposit and this exempts them from Indiana Law requiring to inform tenants of charges within 45 days of moving out. They then bill tenants large sums of money (including claiming missed rent and utility bills) one year later; when most individuals do not have evidence they have paid. Speaking to real-estate lawyers in Indianapolis confirms this property repeatedly engages in the practice due to numerous inquiries from former renters of this property. I will leave this letter anonymous since I currently live at the property and am fearful of retribution. The most sad part of this is that the housing is low cost and most of those living at this apartment will not have any ability to protect themself from such a scam.
