The real deal at the Armes

I will attempt to sum up an unbelievable amount of mishaps during my
stay at Valle Vista that led to me getting out of my 12 month lease
after just about 5 months. When my girlfriend and I first moved into this
community it started rocky. Our apartment was not ready on
our move-in date, and I had to literally fight with management for them to
understand we had hired movers and were moving in that day... it could not be
delayed with a 2 hour notice! We were unable to see our
townhome prior, which I learned to never sign for a unit we cannot see
first.

Management was not there to sign our lease, and it took us about 3
months to even get a copy of this. Though once we got it, management
back dated the signature and reported to the BBB that we were given a
copy when we moved in. This hurt the complex in our case, because management was on vacation when we moved in, therefore caught in a bold
face lie (one of many attempted).

The townhome had a smell of pet urine from the previous residents, which of course the complex maintenance said they could not smell. The previous resident had left their trash in the trash can, and maintenance didn't feel that was part of their responsibility to empty for us. The patio was literally over-grown with weeds and grass, and cig butts everywhere. When we mentioned this (at least for it to be maintained between residents), we were offered a weed eater to use.

The carpet was in absolutely awful condition, with stains, holes throughout the unit, and was completely off the tack in our second bedroom. This took 4 cleanings, 2 of which the complex maintenance attempted to do themselves. Our ceiling fan was literally just hanging from the ceiling ready to fall. All of this after it has supposedly been inspected and prepped for us to
move-in.

There were work trucks with huge ladders sticking out, trucks with work
trailers, moving trucks, and even an occasional small semi that you
will find parked all throughout the community taking up more spaces than
they need... sticking out... constantly causing problems, being loud, and making the place look like a dump.

Did I mention dump... the ENTIRE complex shares one dumpster... which is absurdly over-flowing with trash and furniture every week from the mass amount of turn-over and vacating of this place. I read in one of the defense responses posted about this community that there is not a shared dumpster, but there is. Each townhome does have its own trash can that comes with the unit, but not the apartments. Also, for those units that face the golf course seems neat, but the golfers there are very rude, loud, drunken, and disrespectful as well being it is a public golf course. They will hit balls that bounce into your patio, and actually come on over, go into your patio and get the ball put trash in your trash cans, and so forth.

The mailboxes are all in one designated areas for several buildings, which at first doesn't seem like a big deal... but wait until winter or when it is raining. What a pain, and something that could be so easily remedied. DOG WASTE EVERYWHERE! People tether their dogs from their patios vs. walking the poor things, and even though this violates the lease (and county code), the complex does nothing; even when a unit number is given to them. Lots of domestic violence here, and barking dogs. BE AWARE that Johnson County currently lacks a housing code, which means no housing standard. The appliances here are very very old... use tons of energy... are typically loud... and perform poorly. Think the complex cares if your refrigerator runs about 3x what it is supposed to' Nope. Management is absolutely a joke unprofessional and clueless only worrying about collecting money and doing whatever requires the least work (several reports to the BBB, including ours).

The maintenance techs are actually pretty decent, but what they are told to do is the problem. Talking to residents that have been there for a while, they all say the place has gone downhill since the new management took over.

One of the new leasing staff lost our rent check, and management would not pay for the stop payment on the check and attempted to charge us late fees. In fact, they even attempted to deny having a staff that matched our description, that is until we filed a police report. This is when they crossed the line for us, because it became personal. We also found out at this time that they had been attempting to charge us more for rent than was written on the lease! We contacted corporate, and found the same uncaring
and only wanting money attitude unfortunately. We were granted a one time only favor of waiving the late fees, but still no reimbursement for the stop payment charge. What a deal we pay for their incompetent staff.

From here we filed with the BBB, who advocated for us to be let out of the lease. Then the complex attempted to charge us for various things throughout the unit that we had listed on our move-in inspection and through maintenance requests. We hired a lawyer, and were finally refunded our entire deposit after much energy was expended with this nonsense. My lawyer found all
sorts of issues within the lease... as well as things they say are included in the rent (cable, etc.), but that they list as separate expenses within
their paper work. They attempted to collect like $3 for cable after
our move-out, but this was stated to be an included amenity! Just plain crooked. They advertise cable, but beware each unit only comes with one cable jack! You as the resident are responsible to pay for any additional jacks you want to have installed! By the way, the pet deposit is a huge amount that you will not get back without a fight. Just as an FYI.

The pictures are from AFTER they cleaned and maintained the carpet, and said it was in good condition. I would truly advice against moving in here. There are many, much nicer complexes in the area and that have much better prices. Also, just so you have it, because management would not give me this information so I looked it up on-line: ------@CAPREIT.COM is the email to corporate. It is a no brainer when the complex clearly has the apartment staff writing defense reviews on here in attempt to boost their ratings! Just check the BBB site.

I had VERY similar issues as described when I moved out of my apartment last fall. I also contacted Capreit and they sided with the managers at Valle Vista even when I caught them in bold faced lies. You are lucky that you got anything back. My dealings with the local management and the upper management got us nowhere...and cost me lots of cash. Don't move here until they get better management. I'm finding out that we were not the only people they have lied, cheated, and stealed from. It's not worth the headache. Too bad too, because it has the potential of being a good community.

I agree.... STAY AWAY!! Valle Vista's management is awful!! Both locally and their corporate. This place did nothing but cost me extra money and headaches. I am SO glad to be out of there! Worst place I have EVER lived!!!!
