I have lived in Valle Vista Armes since December 2006. Everything was great for the first couple of months. Then all of a sudden things got worse. We had stayed through 7 months of our lease and then we had enough. We moved out but it took us awhile to get our stuff out.

Our apartment was above the model apartment. We had a dog in our apartment. After a couple of months of having the dog, management decided that they would add new rules for us or else. We were even told that it was us or the pet. There was nothing in the lease concerning rules could be added at anytime. We were also told that the carpet in the entire apartment had to be replaced (even though there was only a hole in the carpet in one bedroom) which would cost us $1000. You could see where the apartment was pieced together to begin with. We were told that if the apartment carpet has to be replaced, they do it through the whole apartment, which is not true. I have met numerous people in the community who have said that when the carpet was new in their apartment, is was only new in certain places. I believe this was just a way to get us out of the apartment.

My husband and I also referred our friends to the community back in March and were told that we would be able to receive our $350 referral fee. However, management put us off for over 3 weeks by telling us that they will look through the files and let us know. However, when we finally went over there to talk to them, they told us that we could not receive it because it was not written down. We were there when our friends told management that we referred them.

Then we find out that someone from the office had entered our apartment and placed everything from the balcony into our apartment. That is ridiculous and trespassing. There were things broken and someone had decided to go to one of the bedrooms and dump out all of the boxes that we had packed. After this we talk to Corporate or more specifically the Regional Manager. Do you think that she helped at all' No, she took the Property Manager's side. Should have known. She told us what would need to be done and that they would let us know. She stated that if there was no pet odor in the apartment/carpet then we wouldnt have to pay for the carpets to be replaced. So we spent 2 days shampooing the carpet. There was no pet odor to begin with but we didnt want to take any chances. Then when we complete shampooing the carpets, I get a call from the Regional Manager. She stated that the property manager went to apartment to check on it and said that the pet odor was horrible. Therefore, we would have to replace the carpet throughout the entire apartment. I was very upset and called my husband. He went over to the apartment and noticed that someone had entered our apartment and spayed cat urine on the walls, therefore it was in the carpet as well. Kind of convenient that the carpets and apartment had no pet odor and then the property manager shows up to look over the apartment and all of a sudden it is there. Sounds like a set-up. My husband walked over to the office to talk to management since they would never take our calls. The property manager and my husband argued for a little bit and then she said that she had to take a call (the phone was not ringing). She called the maintenance guys to come and get my husband out of the office. They came over and threatened my husband. This not the way that tenants should be treated. This is still open as to what will happen next.

Management also allows a lot of people to break the rules and get by while others have to suffer because while they see others do it, some are being evicted while others can stay. The management does not care about the well-being of anyone in the apartments. This community is horrible and I will definitely not refer anyone to this community again.

This sounds utterly ridiculous. How would anyone get pet urine to spray on a wall. I have lived there for many years and management does not tolerate pet problems. Letters are sent often. If they had a pet and they weren't following the rules, then of course they would not be happy with the management. Sounds to me like they are at fault here and looking to blame others. The property has numerous awards displayed in the office for the great service they provide to their residents.

It is not utterly ridiculous. This simple fact has been proven by the police. Anyone that is happy with management, obviously, is a few of the select people that get away with breaking the rules. Not everyone is treated the same way. Having numerous awards does not mean that they offer great service. That just means that there haven't been very many people that will step up and say anything. I am sure that with as many complaints that I have read and heard, if they were reported then those awards would not be in the office.

The management is HORRIBLE, i have had MULTIPLE problems with them and i also wouldn't recommend ANYONE to live there. The management does treat u like crap,the main lady in the office doesn't care about you or your problems, as long as you are still on the lease.
