I currently live at Valle Vista and have been very happy with the situation overall. I have not had any major issues. Maintenance is very prompt and good. The neighborhood is good, I don't feel unsafe when walking outside at night alone. The only thing that boggles me and is negative is the fact that every year you renew your lease your rent gets raised by $25 and the only reason for this is "it would cost you more to move" To me, Valle Vista is a great temporary home but it would get way too expensive to live here for more than a couple of years.

Raising rent by $10-$25 for lease renewal is actually common for nearly every apartment complex. Although the reason I've always heard is "market value"... I think they reason they bluntly told you is more true though.

The "market value" answer is a "I don't want anything to do with you" answer. ANY intelligent person can look at the real estate market and realize that it's not doing very well right now. I was paying $780 a month in rent because they said it was due to "market value". I just bought a home for $81k in change, and am paying nearly half of that for my mortgage. Why is this? Because the real estate market is in the pits right now. Given all this information, I'd like to hear the REAL reason why they constantly increased rent. Not to mention they increase pet rent when you renew your lease. Now that is ridiculous.
