We have been residents of Broad Ripple Trails for 2 1/2 years. Before the new management we NEVER had problems. They were always so helpful and very nice! As soon as the new owners came in there has been nothing but problems. They would not honor our security deposit that was transferred over from the old management. We had to fight them to get the full amount transferred. There have been so many break-ins, gun shots heard in the middle of the night, and shootings it is hard to keep track of them all. Our neighbors were broken into in the middle of the day. We caught people stealing our bikes in the middle of the afternoon TWICE! When we contacted management they acted as if it was no big deal. When a double shooting occurred they sent out a letter trying to sugar coat that two people had been shot saying "the news made it a bigger deal than it was". I do believe two people getting shot in your neighborhood is a pretty big deal.
Currently we are fighting them over our water bill issue. What they are doing is illegal. We used to pay $20 a month and now we pay $40. They have generalized the water bills (i.e. if you live in a 2 bedroom you pay $40, if you live in a one bedroom you pay $35). Unless they have an itemized invoice they cannot charge you. When I called to ask them about it they said it was due to broken water meters. I suggest any residents that live here do not pay their water bill until we get itemized water bills. They should fix their broken meters instead of sending out ridiculous newsletters every month.
The townhouses were remodeled but with poor workmanship. They tried to get them done so fast that now everything in our townhouse is falling apart. Maintenance is a joke. A maintenance man was the one who broke into our neighbors townhouse during the middle of the day! I would not trust any of them to come into your house without supervision!
The property manager and secretaries are very unprofessional. I have had 5 confrontations with them in the past month and twice in the last week I have been hung up on.
Our neighbors move in and move right back out and I can understand why!
I would not recommend this place to my worst enemy. I cannot wait for our house to be finished so we can move the hell away from here!
Note:
As soon as I wrote this. I stepped outside our front door to find 6 police cars and the crime lab. When I called the office to ask what had happened they wouldn't be specific. Guess I will have to watch the news to find out what happened in my own neighborhood.

I have to reply to this review. I work in the office and live on-site. I have had the "pleasure" of dealing with this person only a couple of times. The most recent I must address. Yes, as of today there was a misfortunate issue at our complex. A poor woman lost a baby to SIDS. When this resident called when I answered the phone I was greeted with instant attitude and sarcasm. I told her what happened and do you think she cared? NO!!! How can you hear of a SIDS case and not even show an ounce of sympathy! She asked if we were going to send out a letter notifying residents! I dont know about anyone reading this but if I'd just lost my baby I wouldnt want to read about it nor have my neighbors knowing such a private ordeal. I tried explaining this to her however she began accusing me of lying due to a crime lab car there. I told her that when there is an incident involving death of any sort especially a child they send the crime lab to make sure nothing suspicious happened. I asked the police officer that came into the office to make sure. Yet when someone continues to call me a liar and curse I draw the line and yes I end the conversation. The other office staff does as well. Here in the office we THRIVE on customer service however we do not tolerate being cursed at and threatened! I am sure again anyone that reads this would agree and wouldnt tolerate such behavior either.
Its funny how tenants rave about previous management when its because of previous that their apt. was in the condition it was in! We allowed a "certain tenant" to transfer to a newly remodeled unit despite the condition of her unit. And condition being urine and feces everywhere!!! This certain tenant felt she could just cut the carpet up and not be charged for it! She could paint and not be charged for it. She could not clean up before moving and not be charged for it. Does this sound reasonable to you?
Our maint. team is great. For only two guys they get 99% of the work orders done within 24hrs. I think it is pathetic and sad to attack someones character based on nothing. We take any complaints made about our staff seriously however when there is no proof to be shown and nothing to go on and we have already fixed the problem and issue and removed them from the complex. After all that and you continue to attack someone's name and character....sad and pathetic. And how is our maint. team supposed to fix issues we dont know about? If we are notified of a problem then we fix the problem. But you cant blame us for broken issues you never tell us about! As much as we would like to be mind readers we unfortunately arent. : )
And yes when our management company first bought this complex they did a clean sweep and managed to get rid of alot of people that they felt weren't quality tenants for whatever reasons. However there were some left and there was a misfortunate incident. I STRESS ONE INCIDENT!!! However within a week the ENTIRE complex was addressed and results were handed out immediately. ALL of the involved parties were asked to leave. Since then we havent had any problems. ALOT of current tenants have actually thanked us for all the work we have done and are continuing to do.
It's one thing to really have a valid complaint. By all means voice it. HOWEVER when you decide to leave out what REALLY happened and just start writing nothing but lies then I must step in and tell the truth.

One thing I would like to add to this post is that despite all of the 5 people I know that had their house broken into that lives in the town homes portion, there has not been a warning issued about the break-in's. As management, this should be high priority to let the residents know what's going on in the neighborhood and how to better protect yourself. All of the people that have had their homes broken into has had it done the same way. I'm sure that management knows the details on how the person(s) enters the homes. Yet, nothing has been done to warn residents about these actions. What are they trying to cover up? Management sent out a flyer asking if anyone wants to be apart of a "neighborhood watch" program, but what good is it if houses are getting broken into during day time. Also, the day that guy got his there was some strange activity where someone (Maintenance man) walking around the back of his house with a Dolly. It's is also strange that everyone that I talked to that had their house broken into had Identical stuff. i.e. Flat screen, computers, videogames, etc. Interesting enough, ALL of them said that nothing was out of place like the person had been in their house before and knew where everything was. Make your own decisions. Try to discredit me know Management. Every time someone has a bad review, someone that works for the apartment complex tries to discredit them. Seems funny to me, yet shady.
