I moved into Brookwood because I know people who had lived there and, although they said that community was less than great, I knew it was affordable and near where I was attending school.
They were right. The place smelled bad, like garbage, and no amount of airing ever cleared it out. For the first six months I lived there, my front door was completely useless. It had been kicked in at one point and the maintenence guys had merely screwed it back together and re-hung it. It was completely unsecure. When they finally replaced the door, the guy forgot to put a peephole in and put the chain-plate on backwards. The toilet leaked water for several weeks, the water heater was far too small (I got about a five minutes shower at most.) The wiring was old and would regularly trip the breakers with only a modest load, and it was as drafty as hell. Most maintenence problems I fixed myself because I wasn't willing to deal with them.
The people below me played rap music at high volume at any hour of the day or night, and they had a dog that would yip and bark for hours when they weren't there. The couple who lived across from me argued loudly and violently, and I actually called the police on them at one point. The grounds were littered and dirty. Old junker cars sat in the lots for months sometimes.
I finally left three months before my lease was up and I would not return to this community. There are better locations for the same price on the southside. The biggest problem is the staff. The turnover is very high, so you never talk to the same person twice. They take forever to fix things and often screw them up when they do. It might be for you if you're unusually handy, and willing to fix everything yourself, but otherwise, steer clear.
