My section of Canal Square Apartments was essentially a college dorm without the oversight of resident assistants. I can understand why the students love it.
My main issue was the noise. I heard every footstep (and more) the neighbors above me made. My neighbors next to me were quiet. I discovered that balconies are the places partygoers go in the late evening and wee hours of the morning to have their smokes and continue the party. At first I didn't understand why this often occurred during the work week, but came to understand that it was probably because many of them go home on the weekends. The garage also provided plenty of noise at all hours with car alarms and the beeps of remote locks, as well as from people talking/shouting or driving with the radio blaring and their car windows open. A good night's sleep was often not possible.
I caught the office staff twice in deceptions (I'm trying to be nice and not say "lies"), so they didn't earn my respect.
As for safety, the keyed entries and gates offered some protection. However, I sometimes found the main entrance door propped open at night and other entrances not closed (the latter being more a winter cold/structural problem) and therefore not locked.
Another issue I wish management had done something about was garbage and recycling pickup. It was not uncommon for the garbage bins to be overflowing between pickups. This was true every week with the recycling cans. Beware that the garbage bins are noisily moved to a pickup location at 6:30 AM 3 days a week.
The main advantage of Canal Square was the location which is obviously excellent. The apartment itself was nice enough. If the residents had been more "mature" it would have been a nice place to live. But when you're next to a university with a large undergraduate population, students are what one should expect.
My main advice to prospective tenants would be to know the location of your apartment before signing a lease. I would assume that an apartment facing the church would be the quietest place.

I completely agree about the dorm atmosphere! Don't get a balcony, you will hear nothing but noise and beer cans falling!
