I initially moved into the Summit because I quite liked the location (despite the area south of 38th St being quite shady) and frankly, it was at first sight, a roomy apartment, close to downtown at a reasonable price. However, it was pretty much downhill after that.
As many have mentioned, the age of the building is a problem. Expect numerous leaks during your stay here. Heating and cooling is pretty much atrocious, I can recall my apartment being in the high 50s temperature wise in the winter because the heating was so terrible.
Also, be warned that the noise from the street on the south side of the building is quite substantial. Forget about ever having your windows open in the summer (no screens either, so hello bugs) because the noise of the traffic, and blaring music from every wannabe rapper and hillbilly that drives by. On the plus side, you'll be amazed what you can get used to.
The trash chute is another wonder, since it is often clogged, but people just keep shoving their trash down there, and eventually, as trash does, it starts to reek...
Lastly, if you park in the lot outside, be careful. I know for a fact cars were stolen from there, and I saw plenty of windows broken. Get a spot underground (for an extra fee...) or buy a junker before you move into the Summit would be my recommendation.
Personally, I feel the staff are not QUITE as bad as the reviews make them out to be, but don't expect them to be overly helpful. Frankly, I just think they have no choice but to play everything by the book, and follow the corporate line of trying to keep you from getting anything above the basic service.
All this being said, I will say that they did a very good job of renovating the laundry room, which is arguably the best feature of this complex.
In short, if you are considering the Summit, keep looking.
