Don't think about renting here unless you do everything perfectly, never have anything bad happen that is out of your control, and are very happy updating anything out of your own pocketbook.
From paying our rent on time for two years, this is what we got:
Our biggest problem we had in the two years we lived here were the car break-ins to our own vehicles, a hit and run by another person that lives in the complex (we found them the next day and are currently dealing with that with the police), and a dead tree that we told management about fell on my husband's brand new 2005 car he'd had for three months and totally demolished it. Buffalo Creeks insurance company (Westfield Insurance) DID pay for it, BUT the car should of been totaled out so my husband could get a new car. Add a couple thousand dollars to the settlement you gave us and we COULD of purchased a SAFE vehicle, not one that needed all this: New roof, new hood, new windows, new sunroof, new mirrors, new interior needed. The car does not drive like it used to and there is glass in the air conditioning that you can hear when it is turned on high. Scratches all over the car that were never there - Ridiculous. My husband was not able to make it to work for three days and lost money because of it.
We KNOW some ppl in maintenance and were told that management does not do anything until something big happens. Well, a tree totaling your car is a big thing - it actually ruined our car, that we STILL HAVE TO DRIVE, and three other cars were damaged during this incident.
The car break-ins were very stressful. In the two years we lived there we never, never, felt our vehicles were secure.
We had to park in the grass many times as there weren't enough spaces available.
Our new neighbors upstairs have a dog that barks because they keep it in the bathroom all day - when ever we enter OUR bathroom, the dog notices and we enjoy and bark-show while showering or using the facilities.
Also the neighbors do NOT clean up after their pets. Our sidewalk entrance grass is DEAD because someone in our building seems to not mind letting their large black lab urinate 5 feet from our front door. A huge yellowed-grass stain: about two feet wide and 6 feet long. Horrid.
Also, this lovely black lab (she really IS a doll, I love animals of any kind but come ON) poops and isn't picked up after. I enjoyed discovering THAT fact when walking in my heels to my car to get to work in the morning. I hope they enjoyed me being 15 minutes late to a job that I cannot be 15 minutes late to because I was washing their dog feces off of my open-toed shoes, and washing my feet.
We have just moved in to our first home as newly married couple and couldn't be happier. We are so happy to be away from Buffalo Creek.

NICE. Yes, now they are trying to charge us $800 in carpet/pad replacement, paint, windows, you name it. We had MOLD in our apartment for the last 6 months of living here from the ppl upstairs not correctly turning off their laundry connections. It soaked the carpeting and ruined it - and this is our fault? They should of replaced the carpeting in the first place. Window treatments cost almost $100 - not the shoddy walmart plastic ones they use. All of our blinds were fine when we left except for the ones on the porch door that broke the first month we lived there. Isn't carpet replacement and re-painting (we primed the walls before we left) a neccessity to an apartment complex anyway before new tenants move in? Who lives in a plastic bubble?

poolboy - hmmmm. interesting. yes, if you are the lovely couple i am thinking of, you guys were terrific apartment neighbors. we liked chatting with you every time we saw you and hope you are well. Thank you for the useful information. I have been trying to get a hold of vicki for two weeks now to discuss our 'bill' we owe but have not rec'd any return phone calls. I left another today. I hope they aren't trying to ignore me and sic their lawyer on us in the future because we 'failed' to take care of this issue. It seems that they are the ones who are truly trying to screw us around and try to make us pay out the nose for problems that were never our to begin OR end with. I feel like I'm dealing with a bunch of high schoolers. Information I found for those of you who have this issue in the future: www.rentlaw.com / normal wear and tear: One common method of calculating the deduction for replacement prorates the total cost of replacement so that the tenant pays only for the remaining useful life of the item that the tenant has damaged or destroyed. For example, suppose a tenant has damaged beyond repair an eight-year-old carpet that had a life expectancy of ten years, and that a replacement carpet of similar quality would cost $1,000. The landlord could properly charge only $200 for the two years’ worth of life (use) that would have remained if the tenant had not damaged the carpet.

Well I guess we didn't live above you, as it is just me and my roommate and we never met the folks below us. But...considering I know of a similar event...what does that tell you about the plumbing?
