Maintenance

This is a property with great possibility, I want to start there. We recently moved in after being shown an apartment that would be "similar" to the one we were to move into.
The grounds are nice, well kept and plenty of amenities. Seems to be a very kid friendly community, though I don't have kids; it has things to keep them busy so they're not causing trouble.
Outdoor lighting is well placed, I've come home at most any hour and not had a problem finding parking or feeling safe walking to my apartment.
However, even for a 30 year old rental property, the maintenance is lacking. The company tells me they're having trouble finding maintenance people, and their maintenance technician is busy doing "emergency maintenance" however the excuses have worn thin with me. From the day we moved in we've had issues with both of our showers, our dishwasher is non-functional, two interior doors need repair, the railing in our stairwell is loose as is the guard rail in the living-room. We've been told every time that we have asked about maintenance that they will be there "the next day." Maintenance has to their credit fixed one item, but that is because it was actively leaking into the apartment below us. Maintenance did visit one time after that, but did not repair any issues, just reported that they would come back to fix things.
