5 year resident, 5 year downward spiral

I've lived at Lakeshore for more than five years; long enough to see management change multiple times, and I've unfortunately watched a once great community turn to trash. Management has taken zero responsibility for security on the grounds, and a simple search of police records or 911 calls to the community in any given month will tell you all you need to know about your safety here. Investigate the carport fire on July 4, 2008, or count the number of thefts and vandalism calls this place receives. I know, I know, "it happens everywhere." Well believe me, it is not comforting to come home to fliers posted BY MANAGEMENT warning residents to "keep a watchful eye" on people in the community and "don't hesitate to call 911." Yes, it happens everywhere, but only at Lakeshore is a blind eye turned to the problem. Instead of spending the inflated rent money to invest in a security patrol at night, Lakeshore will wait until your aparment is BROKEN INTO and then claim they hold no responsibility. Now yes, I did have a bike stolen off the back porch, but I should have known better than to lock it down with a chain, apparently theives are carrying around bolt cutters (And yes, I do have the police report # if interested.)
There is more to a complex than your safety, like the size and quality of your space. But even there, this place doesn't cut it. The units are average in size, and for the area (and price) are very subpar. Make sure you take a stroll through the complex and peek into all the empty units before you sign your new lease. Was this complex once worth a 90% or more rating, Yes. Is it even worth the 52% it has today''' NO!!
And since I used this website before moving to this apartment, I have to say, please take the time to read ALL of the reviews, and know that this review didn't come from some loser who got evicted and is ticked at the complex. I'm usually not one to write a review, but I want you to know that this review came from one of the oldest tenants in the complex that has finally had enough with the inadequate sense of security that living at Lakeshore has to offer. I have family and friends graduating from college this spring, and not one of them will be living at Lakeshore.

You do sound like a loser being evicted. I have lived at Lakeshore for almost 10 years and know for a fact that management has only changed twice in 15 years. For you living at Lakeshore for 5 years you must have been pleased with it. What changed? Oh yes please post the police report number for your missing bike. Thats stupid. My neighbors have been very satisfied with Lakeshore, as well as I have been for the past numerous years. I think this posting is some sour grapes about something?

Odd that an "anonymous" poster comes this quickly to defend a complex that he or she doesn't have a vested interest in. I'll let mine and the other posts speak for themselves. Email me for the police report, I didn't hide behind an anonymous post.

Lakeshore management response: As property manager for Lakeshore for the past 10 years, the ownership/management of Lakeshore has changed only one time. Harbor Group Management purchased Lakeshore during the summer of 2006. Therefore, your "multiple times" reference is completely false.
Lakeshore is unfortunately not without criminal activity, neither is the rest of our entire sub market here. We do notify our residents (which you referred to) of such activity through hallway notices and through our community wide email notification network.
In reference to Lakeshore's official Apartment Ratings approval rating: this rating does not nearly reflect the actual very high percentage of satisfied residents who live and have lived here (see below for example why). The vast majority of the satisfied residents never post anything.
This "negative" posting appeared only a couple hours after Cameron@haleylimited was in the Leasing Office. Cameron@ did not wish to provide the correct number of days notice to vacate which was indicated in his lease. Cameron@ wanted to only provide a 30 day notice not a 60 day notice to vacate. A 60 day notice is required.
Then 2 hours later Lakeshore gets a negative review.

Thanks for the great feedback. I'm looking for apartments right now for when I graduate in May. I am very concerned about safety but don't have lots of money due to school. I do not want to sacrifice my safety for lack of money, so I will probably be seriously looking into Lakeshore. I would be great if there were some student rates or discounts.

I work as a leasing agent at another property, and was looking at the reviews for this property because of a close friend that has lived there for several years. Within the last year she did have someone break into her car, and has had problems with the management not understanding her situation with rent for ONE MONTH out of all the other times she paid on time. In our complex on the Eastside of Indianapolis we require only a 30 day written notice, and rent is only late after the 5th of the month with ONLY a one time charge of $50. Why do you charge excessive fees for late rent? Why do you charge about $25 to use a credit card to pay? I have been in leasing since 2003, and I think these excessive charges are your complex's biggest problem. I would make sure they are legal.

Agreed. I went through a very similar situation with Lakeshore and the property manager. The complex sucks, the apartments are completely out-dated and you truly have to watch your back when living there. It's a terrible, terrible complex to live in, if you want ot live on the northside of Indianapolis, there are PLENTY of other CHEAPER, nicer and safer places.
