Tired of L.G.

I don't know where to start really. I was coaxed into moving to L.G. because of its location. It only takes a couple minutes to walk to campus which is very nice if you can handle maneuvering through the metal fence and getting rust filings on your clothes in the process. The rent is outrageous for the quality of apartment. Here's a breakdown of how I think L.G. measures to my standards:

1. Parking -- The parking here isn't too terrible. It always seems that there is an open spot because everyone is gone during the day. If you are gone and come back at night however, the parking can become a little strenuous. Whenever residents have to park on the curb it becomes annoying trying to maneuver out of your own parking spot. People who live here might think I'm a little crazy for saying this, but when someone decides to park an additional 5 feet off the curb it does become a little difficult to back out of your space. I try to get a parking spot right in front of the entry, but to my luck there are overhanging trees there and I walk out to my car with the pleasure of seeing white clumps on my windshield and hood. That's appetizing.
2. Fixtures -- The fixtures are a joke. At first I really didn't mind them because I was just excited to get into L.G., but after living here a year I'm a little tired. The trash compactor is rustic and doesn't work, the fridge leaks, the dishwasher doesn't work properly and I always have some of cleaning detergent left on my dishes, there is no overhead light fixture available in the bedroom, termites came up through my floor in the kitchen (and when I called to have them seal up the floor they just sprayed), the spin cycle on my washer is unusable considering it goes out of control for some reason (and no i don't put too many pieces of clothing in there), my AC leaks and leaves a puddle near my doorway, the bathroom floor collects more dust than you could imagine... on a daily basis, the tiles in my shower are falling off.
3. Staff -- When I came to sign my lease I was introduced to Kyla. I thought she was pretty hot. That's the only good thing about my experience. I was a couple days late on my rent because it just slipped my mind at one time, and they left an unsealed envelope on my front door 5 days later. Just enough time for them to collect the extra $50 after the 5 day grace period. The hefty red-headed ladies in the office are rather rude. I hate it when larger women cop big attitudes (their attitude doesn't have to be bigger than their waist... I know that was mean). Justin is the only cool one in there and I never see him anymore, probably because he started a career or found a better job or something. The maintenance staff doesn't seem to know how to fix things. I don't really show them any courtesy anymore like offering them a drink or a snack, I instead eat in front of them or watch tv or just dont say a word to them.
4. Safety -- I do feel very safe here. I have never had a problem with my apartment being broken into or my car. However, I'm sure it was a drunk resident, decided to write with marker on my car window (not really L.G. staff's fault).
5. Grounds -- The grounds are not aesthetically appeasing. The lack of any landscaping really disappoints me because I'm a fan of a nice looking yard/courtyard. The trees overhang the parking lot. The main attraction to the complex is the fountain located out in front of the complex which is okay I guess. I mean it is kind of flashy when it's not spitting out soapy bubbles as a result of some belligerent's prank.
6. Noise -- The noise is rather annoying. I think in lieu of insulation there are microphones in the walls. I hear my neighbors when they shower, run water in the sink, perform... coitus (lack of a better word), etc. I'm sure they hear my tv when I'm up watching movies and have the volume up so I can hear the tv over my washer/dryer.
