Overall, I enjoyed living here.

Pros:
1. The parking, which is shared with a row of condos next door, is secured and was always ample.
2. The walls must be pretty thick because I didn't hear much noise from the neighbors.
3. There is no on-site manager, but the company's office is across the street. It's a relatively small company, so the person in the office likely has the authority to fix your problem.
4. The location, 13th and Central, can't really be beat. Great place to take a stroll in the evening, as long as you steer clear of the area north of 16th. Not a lot of panhandling goes on here.
5. The building is very charming, and the front of the grounds is very well-kept.
6. Neighbors tend to keep to themselves, but everyone I encountered was polite.

Cons:
1. The courtyard area in the back seemed to be littered with broken glass every other day, and the light over the back door remained broken for over a week at one point. Probably not a great place for children, but if you're a student or young professional, you might not mind the absence of kiddos.
2. During heavy rains, we experienced severe leaks in our bathroom. The ceiling plaster even began to cave in. Maintenance came in to patch it up pretty promptly, but during the next heavy rain, the same thing happened. Maintenance staff were polite and professional, I just think they may be a little out of their depth sometimes.
3. When we notified the staff that we were moving (2 months notice required) they routinely showed the apartment after the 9 to 5, Monday through Friday window that was specified.

On the whole, I would heartily recommend this place to students or other short-term residents of downtown. You'll have to deal with some of the inconveniences of apartment living, but compared to similar locations, this one is a cut above.

i am currently a resident here at the maryden and i have been for some time now i completely agree with this review. it is right on the money. i will have to say also that although the neighbors keep to themselves i currently live below a tenant from hell who salsa's at 3 and 4 o'clock in the morning he/she also makes other noises i cannot describe on this "P-G" web site. it drives me bonkers!!! this building also needs a new front entry door. dont get me wrong i love the red one we currently have but the "secured" locked door is a joke. we also need a functional intercom system not one that is for show only just to prove we have one. it's a pain when fed ex arrives and you miss your package even though you were at home the entire time. the fed ex person just couldnt get through to you. lastly i hate the laundry facility even though the machines are new people dont clean up after their nasty selves, its also creepy in that basement at night. do laundry in the day
