Nice apartment with a few bad points

There have been favorable reviews so I won't repeat those points.
Here I will list some issues I don't like and readers can decide by themselves.
1. $3000 break contract fee
If you want to break your lease, be prepared to pay $3000. And they don't allow sub-lease. So you either pay your full lease term or $3000.
2. The rental price changes every day and no any discount with lease renew. So when you are ready to renew the lease, be prepared for the huge price increase.
3. There is a stone miner/factory nearby and you will be wake up in the early morning if you did not close all your windows tightly.
4. The apartment is pricy. And you need to pay $50 for an in-apt washer and dryer.
It is $80 or $100 if you want to rent the garage.
5. The rental office staff changed too frequently. Within the past year, all the staff have been completely replaced.

Dear Anonymous, thank you for taking the time to submit your review. I apologize that your experience has not been more enjoyable. I'd like to clarify a couple things here you have pointed out, and would also like to speak with you directly to help work through some of your concerns. I'd like to make things right for you if at all possible. To point number 1, our lease break fee is $3000 as this allows our renters to leave whenever they want without any notice period or continued responsibility for the apartment. The lease break option is outlined with its own clause on page one of our lease agreements, and an initial is required under the clause at lease signing. Many other management companies do not have a lease break policy or require a notice period plus a fee with the lease break option not being disclosed in the actual lease. We do allow sub-letting, and a sub-letter must qualify the same as any resident. Point 2, our pricing system is an advanced way to monitor our local competitors, economic conditions, and supply and demand to generate pricing on a daily basis that could vary based on all those criteria. We have the system set up to best match renewal pricing with the pricing for new residents moving into the community. We feel this is the fairest way to make sure our pricing is consistent for customers and competitive with the local market. Point 3, we are nearby a rock quarry along with many other apartment communities close by. Some residents are disturbed by this, but the majority are not as our location near Castleton, Keystone at the Crossing and 465 is important to them. Point 4, while many other communities include a washer and dryer in their rent, we have found many of our residents prefer to bring their own and save money on their rent. We do provide the option to lease a washer and dryer at the rate of $40/mo. to those that may not own a set of their own yet. These are not hidden or disguised extras, and are optional items renters elect to add on. Our garages are priced very competitively with other communities in the area as well. Our rents may be considered "pricy" to some, but as I said above, our pricing system does monitor our rates to insure we are competitive with similar communities in the area. Point 5, J.C. Hart owns and manages numerous communities in the Indianapolis area, and we do move associates to different communities at times in an effort to continuously improve the service to our residents. North Haven has been involved with changes not only to improve our service efforts there, but also for better service at other J.C. Hart Apartment Communities. I share all this as you have pointed out some legitimate concerns, and we make an effort to respond to all our customer concerns so we can continue to improve our efforts and recognize potential shortfalls.
