I have lived at Overlook for the past two years, and I have found it to be a comfortable place to live overall. Despite what the reviews have said, I have been satisfied with my apartment. After searching for a new apartment, I have found that Overlook stands above the average standard of apartment living in Indianapolis.
Pros:
- Location. You are literally 1-2 minutes from I-65, with 465 only about 5 minutes away. It takes me 15 minutes to get from my parking lot to IUPUI parking lots, and no longer than 30 minutes during the rush hours. 15-20 minutes to downtown, 30 minutes to Carmel via 465 East. Meijer is right across the street for all your shopping needs, and there are about 15-20 restaurants within about a minute or two. There is a tanning place and hair salon right across the street also.
- The unit itself. The walls were freshly painted and the carpets were immaculate at move in. The appliances are all nice and updated, and we have never had a problem with any of them. It is also very nice to have a washer/dryer in the unit (not provided by complex). Nice bathroom, and very spacious walk-in closet.
- Animal friendly. You always see people with dogs or cats, and it is a pleasant complex to walk your dog in.
- Good neighbors. I have not met one bad/mean tenant since I lived here, and pretty much everyone is responsible and respectful of others. I have not witnessed any out of control parties, or loud music during the nights.
- Privacy. Despite what some have said about the "paper thin" walls, I have never once heard my neighbors. I always get a good nights rest, and have never been awoken by anything in the middle of the night.
- Safety. After researching for other apartment complexes in various areas of town, this area is very safe. There are even many metro police officers that live in the complex also. I have always felt safe living in Overlook.
- Clubhouse. The pool is always in great condition, and people are always using it during the summer months. The fitness center is adequate to get a great work out in also. They have lifting machines, treadmills, and ellipticals.
- The grounds and wildlife. The mowing crew does a good job (even though they start at about 9:00 am sometimes, and the grounds are well maintained. During the winter seasons they were good about getting the snow plowed also. There are a lot of grassy areas too. Many times we can look out our window to see baby ducks, geese, and we have even had hummingbirds come by. Something that you can not find other locations, that's for sure.
Cons:
- People cleaning up after their dogs. Some people will let their dogs go anywhere without cleaning up after them. We used to have a 'doggy station' with a trash can and bags close to our apartment, but they took it away for some reason. Removing the station has made the problem much worse. When asking the staff why, they said it was just being fixed. It has not been replaced after about 4-5 months and numerous calls to the office staff.
- Office staff and maintenance. That being said, I would say that the office staff has not been very helpful. I had a leak in my roof and they were supposed to come fix it two seperate times. I am still not sure if it even got fixed. They also were supposed to come touch up paint on some cracking edges, only to not show up during the scheduled time. That is pretty much the extent to which I have dealt with the staff, but the ladies are always very nice and courteous in the office.
- Racoons! I have had those coons come up to my second story porch and dig in my trash, so leave nothing with food outside! Once he even crapped on the porch, which was disgusting to clean up. I had a mouse in my apartment once during a frigid winter time, but I got him out and have not seen another one since. As far as bugs go, I have not had an over-abundance. They don't crawl all over your apartment, but you may find some just inside the entrance. Just keep in mind that the complex is in a somewhat wooded location.
- Parking. Usually during the evenings and weekends, parking is filled to the max. You will always be able to find a spot, but usually it's in the back of the lot. There are more than enough handicap parking spaces, but NEVER PARK IN HANDICAP!!! If you're lucky you will just get a $100 ticket from IMPD, but 99% of the time you will be towed. I see 'ProTow' tow trucks circle the complex nearly EVERYNIGHT just looking for a reason to tow anyone. A friend of mine was towed and it cost her about $150, and a day full of hectic running around. NEVER PARK IN HANDICAP!!!
I had my car broken into once since living at Overlook. It was shortly after Christmas, and I guess some vandals hit 5-6 cars in the complex. I was stupid enough to leave my radar detector in plain view, so I guess I was asking for it. Do not leave any valuables in plain sight, and try to park in well lit areas. However, those rules apply for all of Indy, and not just Overlook.
Overall, my experience living at Overlook has been positive. It has it's ups and downs, but it is far above the average apartment living in Indy. It is a little pricy, but that may be the reason why you have nice, respectful neighbors. I would recommend this complex to anyone.

I actually did live there for two years. I stated that I found the staff to be unhelpful for me, so why would I post that if I were a staff member?? And why would I say my car got broken into if I was trying to make them look better?? I'm just stating my honest opinion, take it how you want to. Someone seems a little paranoid... YOU really must be that stupid, because your guess is totally off!

That was a commercial posted by the incompetent staff. Isn't it strange to all of you that these places that have the worst overall ratings, usually start out with a few or as many as they can get their staff to write, that state just how wonderful the places are, and that they just can't understand all of the negative posts....Give me a break!!! Not all of us out here are stupid..............You're nothing but wolves in sheep's clothing..................
