The apartment wasn't great moving in- the previous tenant had smelly cats, and the carpet glue smells a lot like smelly cat, amonst other problems (it was basically surface-clean, but still needed a good cleaning). I moved in, and it was basically ok for the years I was there. However, once I moved out, that was where the nightmare begins. I didn't leave the apartment trashed or gross, but it did need a basic cleaning (ie a quick mop, not a hands and knees floor scrubbing) and repainting (I painted the walls). After close to four years, and considering that it took me a week to even get it into shape to move into, I thought that would be sufficient. I received a bill for close to a month's rent. The charges were all inflated, except for the paint. The thing is, the bill wasn't dated until a month and a half after I moved out. Ok, fine. Then, 18 days after the letter was dated (I should also add that it was sent certified mail, my mother signed for it, but I'm pretty sure it wasn't until at least a week after it was dated) they filed in small claims court. So they can wait 44 days to send me a bill, but I get 8 to get them cash before they get a court date. I was so mad when I received the letter that I did delay calling so as not to be very rude, but that part is irrelevant since the case had already been filed. Avoid anything with Zender Properties unless you enjoy stress.
