Let me start out by saying that most of the reviews on here are totally accurate. I have experienced the following: the maintenance sucks, the apartments are old and falling apart, the staff are totally uncooperative, management lies to you, and worst of all you can't even get your apartment when you are supposed to move in. Let me assure you, you do not want to be living here. Here is my situation: My boyfriend and I were looking for a cheap apartment, and as such we expected there to be some issues. However, the issues we had were ridiculous. So we go in to ask to see a model of an apartment we're interested in. The lady helping us is a woman named ------, she shows a very nice model - in fact it's so nice I want that one. ------ says, "Okay yeah, I'm sure you can have that one." So I keep in touch over the following days and then she tells me that the one I want is taken, and so that's fine because she says I can come back in a couple days to see the new apartment she has in mind. So I call to set up an appointment and she gives me the runaround - telling me that apartment isn't ready, but will be ready in a couple MORE days. So I give her the benefit of the doubt and wait a couple more days. I go to look at the apartment and she tells me once again it's not ready - maintenance hasn't touched it(Interesting, I wonder what maintenance HAS been doing, and bring that up). ------ tells me in a huffy manner that she has 30 people moving in here and she's having trouble getting my apartment ready. I was very taken aback by her attitude and consequently didn't know what to tell her. Why should I feel bad for her' I'm paying for this. Anyways, I go to look at the apartment which she says she isn't supposed to be even showing me - even though that's what we agreed on. The apartment has been vandalized, crayons all over the walls, trash everywhere, dog piss on the kitchen floor, leaking faucet, leaking air conditioner (over the kitchen bar), smashed furniture outside all over the patio, red stains all over the carpet (not sure if that was blood), and a refrigerator that smelled so bad I almost vomited. Okay so my boyfriend and I asked if the carpet would be replaced because it was so disgusting with stains and she assured us it would be. We took her word- big mistake. She tells us we can come back in a couple days and see what maintenance has done and move us in one day early. We're all packed up ready to move, my lease for my other apartment is up in two days, giving me enough time to do what I need to do. We go in to sign the lease but ask to see it first, ------ of course is not working. The carpet is still covered in stains, the shower appears to be 'fixed' with a piece of a plastic bag tied around the top to prevent leaking - suffice to say this didn't work out, it spewed everywhere. The air condition leak had been attempted to be painted over, and not fixed - but it was soaked with water about to cave in. The counter tops had black hairs and this strange greasy goo all over them. They hadn't cleaned the stains on the kitchen floors, the patio's faucet was leaking hardcore, and there were pieces of furniture, trash, bicycle parts, etc. all through out the mulch. We told the woman helping us these needed to be fixed ASAP. She said she wasn't sure so she'd get a manager. The manager was a total and complete -----. She went over to look at the apartment- like she didn't believe us. She apologized but said that the carpet would not be replaced. She full on admitted that she thinks her residents should just "deal with the stains. the carpet isn't old enough to be replaced." Even though we were promised NEW carpet. She didn't hold up her end of the bargain and proceed to ask for more time to fix the apartment. We were supposed to move in that night. Were we being offered anything for this delay' No. She goes on to further insult us acting like the repairs are no big deal. What about my stuff' I'd have to move three times'' She didn't seem concerned with that, and offered no alternatives to our situation. We told her we wanted to talk to her manager and we've left him a message. He will hopefully respond soon. I cannot believe that they would say one thing and do another and complain that if we don't like what they do to their apartments-why do we want to live there. I don't know - maybe because we thought we were getting a CLEAN apartment. DO NOT LIVE HERE. Do you want your money going to a bunch of liars' If maintenance can't even get my apartment ready to live in - how would they have fixed anything once they had my money' All the apartments have this weird smell too, the ponds are littered with so much trash, you just don't feel safe with half the parking lot lights out at night, and the -------- just chilling outside the windows. Oh my god...it is not worth it. I know several people who lived there and got their cd players stolen out of their cars. Now I have to find another apartment in 2 days. River Road - will take you to the dumps, literally.

Awesome story! If I hadn't lived there myself several years back I wouldn't believe it. These guys are the worst!

I've lived here for 2 years and I've had nothing but a good experiance with the staff and maintenance. I've had 4 friends move in also and they have not had any issues either. Looks like you had a bad experiance, but they have gone out of their way to help me. I'm renewing for another year!

A message to all river road staff who come on here making up reviews: if you're going to post stuff on here - at least make it believable. Now to respond to others responses, I haven't received a phone call back from corporate but we keep trying to contact them and will not stop until something is done. These people will be held accountable for their actions.

I am fairly new to RR. I have to agree that the leasing staff does not move quickly. And I was also told incorrect rates. One of my neighbors basically said to deal with "the guy" in the office because the girls were -------. However, when I moved in, I was surprised to find an exceptionally clean apartment. I do agree that the grounds need to be taken care of. And if tenants are going to take a downstairs apartment, that they should be responsible for taking care of their patios. The weeds are really high and some apartments have trash on them. One guy lets his dog crap all his patio. As far as break-ins go, my friend lives at a much nicer complex and had his car stolen. It happens everywhere.
