We pretty much concur with all the other negative opinions. We lived there from '06 to '08, and everything good about the property disappeared when J.C. Hart left.

Parking was tolerable at best. We could usually find a spot as long as our idiot neighbors didn't park their massive truck across three spaces. On average there seemed to be enough spaces for everyone to park.

Noise was a big problem. We lived on the bottom floor, and our ceiling must have been made of plywood. Any movement from our upstairs neighbor would echo through the entire building. Same issue with people running up and down the stairs all day and night. We also had a fun time listening to all the screaming and yelling that our upstairs neighbors did throughout the day, since it echoed through our furnace.

The grounds were typically very nice-looking, until Greystar decided to stop emptying the dumpster and left trash lying all over the parking lot. In fact, the final straw that led to us moving out was when we went to renew our lease, after we basically drove through a pile of trash to get to the office, and miss Heather informed us that they were now charging an extra fee for trash pickup. We never had an issue with safety, but we couldn't rate it very high since someone just got SHOT there a few weeks ago.

The construction wasn't very good. We had horrible sound insulation, as I already said, terrible weather insulation and weather seals which made us pay way too much in heating and cooling bills, and our living room window leaked every time it rained, so we'd wake up and find a soaking wet living room carpet.

The maintenance staff that Greystar brought in weren't really all that bad, they just didn't really care at all if they fixed your problem, like how our leaking window and broken stove are still leaking, and still broken, to my knowledge. So if you're ok with them not caring - at all - then you'll be fine.

The Greystar staff was just awful. Nobody could ever get anything done or answer any questions unless the property manager happened to be there or not on the phone, which made me wonder what any of them got paid for. They liked to forget maintenance issues, and were generally responsible for all the problems I'm talking about. One serious problem we had with the staff was how they would not give us our deposit back after we moved out. By law, they have 60 days to either give you your deposit back, or give you a itemized list of things they're withholding from your deposit refund. After 60 days, I called them, and they had apparently had computer issues and said I would be getting the deposit back in a "couple weeks". After another month, I called again, and they gave the same excuse. I told them I was going to have my lawyer contact them and then magically my deposit appeared a couple days later. Weird.

Overall, Riverchase is a nice-looking property that ended up being managed by people who really couldn't care less about how they treat their tenants. Also apparently it is a gangland now.

I agree with most things stated, except I was a first floor tenant and luckily I did not experience sound issues. Yes the trash began to pile up while managed by Greystar but they are currently managed by PMR. The infamous Heather is a staff member of PMR their current management company.

I appreciate your response, and for all I know you're very right about PMR doing a better job than GreyStar. But, that's not really saying much. Even if you guys are doing better, there's really only so much you can do. You can't exactly kick out all the horrible people that Greystar let move in. I'm sure you do hold everyone to the same standard, but I can't help but suspect that those standards were lowered when J.C. Hart left. I was only a tenant under PMR for all of two days, so I can't comment too much on how they are doing. However, the fact that they are the ones responsible for holding my security and pet deposits for four months makes it hard for me to believe that anything has changed. I'm sorry, but when you charge as much for a security and pet deposit as you guys do, there is absolutely no excuse for holding the deposit money for four months. That's why it's illegal to do so.

I am the original poster's girlfriend, and I lived with him in that apartment. I am really offended that you are trying to pass the blame on to someone else. I know for a fact that YOU, not Heather the manager, sat down with us when we were getting ready to renew our lease and promised that our rent would only go up $10 per month, period. Then we went in to sign the lease and were told by YOU that everything in the lease was just as we had discussed except for one little thing, which was an extra $18 per month for trash and water. I suppose you can get away with saying you didn't actually lie because that's on top of the rent, not actually part of the rent, but how incredibly unprofessional of you to conveniently not tell us that we would actually be paying closer to $30 more per month if we renewed our lease. People don't care if the extra money is part of the rent or not. IT'S STILL EXTRA MONEY COMING OUT OF OUR POCKETS. And of course that was one day shy of our 60 days prior to the end of our lease, so if we wanted to move, we had to find somewhere else FAST. But we were so put off by the bait-and-switch you guys pulled that we actually went out that night and applied for a new apartment so that we could come back the next day and announce that we would be moving. So you can tell everyone on here as much as you want about how wonderful things are now that JVM is in charge, but unless they are giving you classes in professionalism, it really doesn't matter who you're working for. I still would not want to live in a property where you were on the staff because you were not honest with us, and that's unacceptable when you're dealing with people's money.

Yes, My name is Heather Billingsley I was hired in with Greystar at the end of July 2008 under the property manager Heather which is who all of these comments are about. Unfortunly I seem to be paying the price for the wrong doings to residents because I have the same first name. An yes I was ask to stay on when PMR came in. Because I do belive that PMR has done a GREAT job along with the staff here at Riverchase to improve resident and office relationships. Not to mention keeping the trash picked up and making parking more accomadating by having a towing company come through twice a week to take care of flat tires,abandoned cars,and improperly parked vehicles. An as far as the building structure this was a JC Hart built property. So the leaking window are from construction issues that are weeded out over time as we learn about them. An when both new managment companies came in there are things that have to be done to switch things over and in some case does cause a delay in processing. Also keep in mind that crime has no address we can not stop unforseen things that happen. Everyone is held to the SAME standard when wanting to move in here like a credit,criminal back ground,employment,and rental is verified. I know not everyone is going to get along or like thy neighbor but we here in the office by law CAN NOT ster nor discriminate. I am sorry for all your past frustration but things now with PMR here run much smoother than when I first got here. I love my job the people I work with and the residents here at Riverchase Apts.
