I live in a Zender property, and if you are concerned with safety, I would check out www.insor.org and check out where the sex offenders live. You can also check out http://imaps.indygov.org/cvc/ to see where the police have been called around any potential apartment you wish to rent. Yeah, the apartments are a good price, and I have meet some good tenants, but you get what you pay for. If you want to live around drug dealers, criminals, and sex offenders, all of their properties will provide you with just that. They are slumlords.

Did you check the stats on convicted sex offenders before moving into your apt? If not, and this subject seems to be a major problem for you, then you might want to move to another state, maybe even another country. Compare the number of convicted sex offenders in the 5-mile radius around any Zender OR ANY OTHER corporate owned apts in same area and you'll find the results are most always the same. Indy is a urban area. It's GOOD that some companies rent to them, or you would be afraid to walk the streets. It's even BETTER that they segregate them into certain apartment houses or complexes ... and it's easy to find the names of those apartments and NOT RENT IN ONE OF THEM. BTW, convicted sex offenders are not -- I repeat, not -- all rapists and pedophiles. Many were convicted in domestic cases -- many are women. Some are/have been repeat convicted prostitutes OR convicted "johns" who enjoyed the prostitutes. Before you shoot off an email suggesting that "I" might be a convicted sex offender, let me assure you that I'm not. I am a 50 something woman who moved to Indy from NYC, where sex offenders on parole, probation or in court-ordered counseling programs are the least of most city residents worries. One more thing, if these folks have indeed been convicted and have indeed served their sentences, then they have paid their dues. Of course, we all know there are repeat offenders and violent offenders, and I know that most all corporate landlords in Indy do their best NOT to house those convicted of violent crimes, ie, felonies. A final note, I lived on the East Coast (NYV/NJ) for 23 years before moving to Indiana. Never had a significant problem while there, at least not from a convicted sex offender. I moved to Indy in 1996 (Broad Ripple area, 62 & Allisonville Rd) and awoke at 3:00 AM to find a man holding a knife to my throat. I will spare everyone the details, but I was raped and the rapist told that he would come back and kill me if I called the cops. Of course I did call the cops, for what good it did. However, I didn't spend another night in that then-pretty new and very nice apartment. As soon as I got my head together, I headed right back to NYC. My most recent move to Indiana is due to family illness and I don't expect to be leaving, but I will be living in a downtown apartment, probably a Zender or Van Rooy property. So if anyone can give me thoughts on BB, the Admiral, Drake, and others in that general area, I would appreciate it. BTW, a Zender manager told me which properties to avoid if "convicted sex offenders" worried me, and I was surprised because none of the locales has been posted on apartmentratings.com. I currently live in Carmel and guess what, there are convicted sex offenders all over Hamilton County. There's even one six houses down from my house. So this is NOT a phenomena faced only by urbanites. Buy some Mace or pepper-spray, a loud whistle, wrist alarm, and stun gun. If you then feel SAFE ... well, I still advise you to stay in after dark. In most cases where one is attacked, he or she is caught by surprise and never has time -- or the quick-wittedness -- to use any of those props to thwart off attackers. Good Luck!!!!
