Could be worse...but not much.

I have resided in a Jr. 1BR apartment at Spinnaker for 2 years. Overall I can't recommend this facility. It could be worse and I have tolerated worse in the past, but wouldn't choose this place again.


Affordability:

Rents aren't too bad but you face extra surcharges for many things. Covered parking is scarce and costs an extra $25 per month. Short-term leases, even extensions after the original lease expired required substantial additional monthly charges. Substantial pet deposits are required. Plumbing issues in my apartment, while no fault of my own, ruined some of the carpeting and I was charged for the replacement.


Community, Grounds, Safety:

If you like ethnic diversity, this place is for you. I haven't heard this many languages spoken in the same place since I lived in NYC. It's more than a little scary at night esp. for single women, you don't really feel completely safe, especially the further away from the entrance of the complex you venture. Oh, and enjoy dodging the goose droppings. The ducks are cute, but the numerous ponds in the complex attract annoying, noisy, constantly-defecating Canadian geese. The fitness center is too small, features newer cardio equipment, but the universal gym is in disrepair and should be replaced. The small outdoor pool is nice but is under-sized for this community, and I'm convinced that they put ice cubes in that thing at night. It's always WAY too cold. One thing that isn't cold, however is the central air conditioning. Besides the goose poop the grounds are fairly well kept and attractive, though the work could start a little later in the morning as to not wake us up with mowers and blowers. They decorate seasonally. My lower floor apartment has a fairly large sized concrete patio that is nice on warm evenings. Lighting is poor in spots and VERY slow to be replaced. There is a coin-operated washer and dryer in each building hallway, though they are VERY small and inefficient, requiring at least 2 rounds on the dryers to dry your clothes. There is only one trash dumpster/compactor for the entire complex, that weekly overflows into a mountain of garbage at least 20' in diameter and 5-6' high. Parking is inconsistent, with very little covered parking (which costs extra) available. More speed bumps, stop signs, and mirrors are needed to slow people down for blind corners and maniacs that drive through at 30 mph or more, possibly drunk. One such event this winter involved a drunk driver speeding through the complex, losing control and crashing into and totaling 3 parked cars and severely damaged mine. Severe lack of handicap access.


Amenities, Construction, Maintenance:

Plain brick buildings, blah styling. Layout of apartment isn't bad, yet cramped. Cheap fixtures, questionable finishing workmanship and construction, for example, my kitchen floor linoleum is very obviously crookedly installed. My patio gate has a busted latch, and they haven't replaced the light bulb on the back of my building hasn't been replaced in over a year. Kitchen Appliances include Frigde/freezer, Dishwasher, Microwave, oven/range, and garbage disposal are nice for the low rents, yet are small and the kitchen is VERY small and cramped. The hot water heater isn't sufficient for showers longer than 7-8 minutes. Bathroom is spacious with ample counter and cabinet space, yet I've had to have all the tile in the bathtub enclosure replaced twice due to a permanent mold issue. Maintenance is spotty, sometimes they show up, sometimes it never gets fixed. They boast of intrusuion alarms, yet mine has never worked, and I also have had a busted fire alarm. lGjq8RUBjvsZjkb5ueji

The charges you mentioned above are normal for any apartment community. The substantial pet deposit is a $200 fully refundable deposit (as long as no damages from pet) and no monthly pet fee. That is a fantastic pet policy. The coin operated washer/dryers are full sized and we don't have complaints if loads are of reasonable size. The compactor we have is more than adequate to accommodate our property. Residents need to place the trash inside the chute in order for it to work. We have speed bumps placed throughout the property as well as stop signs at the end of all our streets. The apartment you stated you have is a junior, yes, they are small but we do offer larger one bedrooms as well as two bedrooms varying in size from 615 square feet to 1140 square feet. The hot water heaters in all our apartments are 40 gallons. This is what is in many 3 bedroom houses. The other issues you mentioned if they are still not taken care of or you haven't told us, please contact the office and we'll make sure they are repaired.
