A great deal for the location and money

This is a nice place for the money. $420 a month for a downtown studio with gated parking in an older historic building is a great deal. If available, definitely get an apartment on the south side of the building on the fourth or fifth floor. Every month the utilities($36 for the Net and $30 for electric was my low end) are minimal if you are on an upper floor. It's an older building (built between 60-80 years ago if i'm not mistaken...it used to house an all-girls school) and I hear the lower floors have trouble keeping their apartments warm; whereas, being on an upper floor, I turned the heat on for the first time this season a week ago when the temps dropped down into the teens. I have several large eight foot windows with a nice view of the Indianapolis skyline (this is why you should get an apartment on the south side and above the third floor as below 3...maybe even below 4...you'll be looking at the side of a building). The community is diverse on the basis or race, age and sex with a nice mix of young professionals, students and a few familys and elderly folks mixed in. Thus far everyone has been cordial. I believe they have a discount for students. I've never had noise problems and for the most part the building seems completely empty. The lighting is good in the common areas and the walls are nice and cheery. The landlord is a nice guy and seems to keep an eye out for all of his tenants. Although there are signs like the other poster left, they aren't obnoxious by any means and show a concern for the building by the landlord as they are mostly attempts to remedy problems in the common areas of the complex (people leaving trash in the laundry room and such).

My complaints are the stove is small and older, the closet doors keep falling apart, the carpet could use replacing in the apartment and throughout most of the complex and the stairwells are pretty dirty. The lighting in the apartment is poor with fluorescent ceiling lights housed in a drop down ceiling. The water pressure is OK, but the fixtures aren't amazing, but then keep in mind the price range we're talking here. Finally, i have never felt uncomfortable inside, entering or exiting the building, but the area isn't the greatest and about a block away and across the street there is one of the cheap Zender properties known for housing sex offenders (just check the IN registry). However, there were none in the building when i moved in and there are plenty of young women that live here seemingly without issue and the gated parking around back and security cameras in different places inside and outside the building help alleviate the problem. It's right across from the catholic archdiocese, so it's presumably safe enough for the regular flow of churchgoers (never been a problem with parking as they have their own lot). Other than those location qualms, the central location is excellent. It is less than a mile to grocery, the circle, multiple bars/restaurants, IUPUI, 70/65 and close to Butler, Broad Ripple, the Indy fairgrounds, Conseco, RCA dome, Circle Center Mall and the Indy Speedway as well.

The bottom line is that St. Agnes is a great value property alternative to Zender properties and a tremendous deal (especially if you can snag an upper floor apartment with a nice view).
