I lived in a third-floor studio and it was just over $400/month. It was small, but there was a lot of closet space and I liked the high ceilings and big windows. It's an older building and the kitchen appliances were sub-par. The bathroom wasn't anything great either. It was very livable though for a graduate student like me. The only major complaint I had was that the hallways and stairwells weren't always clean. Also, the hallways are an ugly green.

I have nothing but good things to say about the management. Rick, the manager, was helpful when I needed anything fixed. Also, he held an apartment for me when I was shopping for an apartment in Indy via internet.

I would say that if you're on a tight budget and your expectations for a downtown apartment aren't super high, then you can save money by living in St. Agnes while still living close to everything downtown.
