I've read through many of these reviews. I lived in Sundance from Feb 2004-Dec 2006. Upon moving out, they charged me an "insufficient notice" fee. I had given them sufficient, written notice of my move out, but I hadn't used "their" form to do it, so they charged me $150. My friend who moved out was told he would be charged $25 for breaking his lease a week early. I was (not really) 2 days late of giving them the required notice and I got charged $150...how does that math work' Plus, they never wound up charging my friend the $25.

I got incredibly (to the hospital) sick one month and was a day late paying my rent (I paid it on the 6th). They charged me $50 and required that I pay them with a cashier's check or money order. Upon talking to Kristy (the manager), she chewed me out, despite my illness. Her only saving grace was that after chewing me out, she did take my regular check and dropped the $50 fee.

The lights in the parking lot had a short in them and so they would not work. When reported, the maintenance would come flip the fuse, the lights would work for a day or 2 (if that) and blow again. This process went on for 5 months before maintenance actually came out and tried to fix the problem. It took them another 3 months to fix it once they started looking at it.

I had 2 water leaks from upstairs and upon moving out, they charged me for the carpet damage even though the leaks were not my fault. They charged me almost $500 to replace the carpet. I know for a fact that carpet replacement in those units (which are replaced by a company I used to work for here in Indianapolis) cost close to $300. If you subtract nearly 2 years wear and tear, I shouldn't have owed them much, if anything for carpet replacement. I am still fighting that one. Any suggestions'

The internet was literally slower than dial up and would go down very frequently. But the complex would not allow you to get service elsewhere. (Just a tip...set up a land phone line through the major provider and then add on internet service. It's cheaper and get's you better service.)

The location is very nice and convenient. The area is nice. I liked walking around in the general vicinity. The apartment layout syles were very nice. But these things don't make up for the stuff you have to put up with otherwise. Do yourself a favor and look elsewhere. And stay FAR FAR away from Edward Rose. They are liars and cheats...moreso than any other landlord I have ever dealt with. vWhRVi5nYYIuEh4W7K3l

I'm suing them...and I hope for everyone's sake in the apartment complex that has been ripped off COMPLETELY like me will benefit from it. They are out of control and someone has to stop them. I lived there for over a year and it is unbelievable what they are "trying" to charge me with move out fees!! and there is a huge scam with IPL. Check into that one too!!

I recently got screwed by them and IPL as well; I owed them $30 'Administration Fee' and then $160 deposit to IPL. I hate Sundance at the Crossings and I'm currently looking into breaking my lease.

Not to mention that the manager at this sham of a place could be sued. The fact that she didn't charge you the late fee is against fair housing. If she did not charge you she's not allowed to charge anyone else for the rest of the day. Fair Housing states what you do for one person you must do for every person. that's discrimination.
