Hi,
I rented with Sundance at the Crossing last year and just got a bill in the mail for the replacement of carpet and floor for 1,000!!! Are you serious' I spent 2 days cleaning my butt off and the place except for maybe the other roommates bedroom was fine. I also do not know what happened to the securtiy deposit that I put down. It didn't say anything about that on the paper. Where did that go. I thought that was suppose to cover almost everything! I have been renting for years and I have never paid them, I have always received money back. They are totally ripping me off!!
The staff is rude, the place is not all that great for the price you pay. The apartments are made cheap, and things fall apart.
DO NOT LIVE HERE!

Watch out!!! We got a bill in the mail 7 MONTHS after we lived there for an unpaid electric bill and damages totaling almost $200! The electric was turned on at our new place the day it was turned off there! Elizabeth said that rude asst. manager, Brittany was going through old leases and finding charges that were never caught. Huh? 7 months later? Seriously, this place is a ---- hole place to live. I cannot stress that enough. They will charge you for ANYTHING and EVERYTHING they can get their greedy hands on. Just stay away from anything that says "Edward Rose" on the property!

Never lived at Sundance but I've learned how to prevent rediculous charges: TAKE PICS TAKE PICS TAKE PICS! Take pictures of EVERYTHING before you move in, DOCUMENT and take pics of any maintenance issues, take the same pictures you took moving in on the day you move out. I took the advice of my friend when I moved in some apartments with a similar reputation of charging outlandish damage fees. They tried to stick me with $1,700 worth of damage (left in better condition than when I moved in; replaced light fixtures, cracked switch/electrical plates etc...minor stuff but details). When they sent it to collection I disputed the charges, sent them the pics & documentation and asked them to please take me to court. Other than the letter stating all fees were dropped I never heard from them again.
Oh and I think they have to notify you within 45 days after moving out of any charges.

I haven't had any issues in the apartment since I moved in 8 months ago. I keep things clean in my apartment, and I doubt that I'll get any charges when I move out. If I understand the above comment clearly, you said that your roommate's bedroom wasn't quite as clean as yours (?)...which might be reason for replacing the entire carpet? Would you rather they replace the carpet in that room alone? I know I won't move to an apartment with partly new and partly used carpet.
