My boyfriend and I had been looking at apartments for about 2 months before we decided to move into Windsor Court, located in Indianapolis, IN 46227. One of the ladies in the staff showed us around the property and let us check out a couple of one bedroom apartments. I must say that the staff was very friendly and really made us feel welcome there. The complex was quite large and it had 4 ponds which residents could actually fish in. This was really exciting to us because we love to go fishing and it would be great to be able to do it in our own back yard.
We did walk throughs on a few different apartment complexes besides this one, but we decided to go ahead and sign the one year lease with Windsor Court. Those fishing ponds really sold us, plus the great staff that had been more than willing to spend all of this time with us answering our questions and making sure we had gotten the full details of this property. They had even been helpful enough to hold an apartment for us for almost 4 months before we finally moved in. They hadn t threatened to give it away and make us wait longer at all.
We were so excited when we finally pulled up to the apartment building with the moving truck. The moving truck was actually free to use for anyone just moving into the complex. That had really helped us out since we financially drained ourselves trying to get this apartment. We picked up the key from the office and started to move our things into our new place.
That is where everything went right. Now, a couple months after we had moved in, they had changed their management. The new complex manager was always really nice and seemed to want to help you with any problems you may have had. As a part of the lease agreement, we couldn t have any pets. That was fine with us because we probably couldn t have afforded a dog or anything like that anyways. But, they had a huge problem with geese at this place. Apparently a goose took a dump on our balcony and instead of talking to us about the feces they had found, we had gotten served with a notice of eviction! They knew they had a goose problem because it was in one of the periodicals they put at our doorstep every month. I had to go into the office and argue that they should have said something about it rather than assuming we had a dog in our apartment.
That s not the worse part. My boyfriend s son had been staying the weekend with us and, bless his heart, he overflowed the toilet. It was a huge mess! The apartment below us had gotten quite a bit of water damage and the maintenance staff had to knock out a large portion of the wall behind our toilet. They promised to be back within at least a week to fix the huge hole in the wall. One week later, nothing. Two weeks later, still nothing. So finally, after about two months I had went into the office and specifically asked for the manager. I told him about the lack of promptness to fix our problem. By then, we had ants coming out of the wall and they were all over our apartment. He seemed very apologetic. Maybe it had a lot to do with me yelling at him. Who knows' But I ll be damned if he didn t send maintenance over that very next day.
This place was great for the first couple of months and we didn t have any problems with the original staff. But they had hired on this new manager who didn t seem to care much about anything else but a paycheck. (Jeremy was his name.) On top of that, they hired a new leasing specialist and any time I tried to call and report a problem, she didn t even acknowledge the problem but told me to have my boyfriend call since he was the lease holder. Tell me why I would sign a piece of paper as an occupant just to not have any right to call and ask for help' I tried to explain that he worked during office hours and I was the only one who was home during the day. Still, every time I called I had gotten the cold shoulder. It was as if the problems we had were of no concern to these people. The manager did make a bit of effort and told me that I could come to the office with any problems we experienced with our apartment.
Not too long after, we were served with another, yes another, eviction notice for a noise complaint and for people coming in and out of the building on a regular basis. We are not loud people at all and we had maybe one or two people over at one time and it was only two or three times a week. Once again I went to the manager to complain about this unnecessary eviction notice. He told me that someone had complained about noise and an unusual amount of people coming in and out of the building. Then proceeded to tell me that he didn t really think it was us doing these things. They had problems with the younger guys who lived next door to us and suspected them of having parties on weekdays and selling drugs out of their apartment. I was so angry that they would send us an eviction notice when they had already kind of figured it was the people next door. I was very thankful for Karen, the leasing specialist who had helped us out so much in the beginning. She had been saying that she didn t understand why they would have so many problems with us since we always seemed to be nice kids , as she put it. After they had finally kicked our obnoxious neighbors out, everything went back to normal. We hadn t gotten any letters or notices from the office staff after they had gone away.
Last but not least was the final maintenance issue. Since I had stayed home during the day, I slept a lot of the time that maintenance was in our apartment. They never called to let us know when they were coming so a lot of the time they came in when I didn t know and continued to sleep. So I left one day to go do laundry and found the maintenance key left in our door. It was hard to tell how long that key had been in there and it made me feel very uncomfortable and unsafe that the people I was trusting to help us put me in a situation where anyone could have just walked into the apartment while I was sleeping. We actually held on to that key until the day we moved out. No one had said anything about this missing key. So if someone unknown would have taken it, we would have never found out. That made me feel more uneasy than anything.
Don t let the appearance of these apartments fool you. They look great on the outside and they are very well made, but the lack of trust with these people and the lack of urgency to fix problems pretty much doesn t exist. Maybe it would be a good place for older people, but if you re in your twenties, you might as well not bother.
P.S. This place ended up charging us fees upon us moving out. Around $1000. The ponds were also so disgusting after the new management took over.

I sympathize with your bad experience. Been there, done that. This place has two main problems: First there is a lot of staff turnover and no communication between the ones who are there. If you call someone with a maintenance request, they could be gone the next day or next week and replaced with someone else who has no clue that you requested anything! So the work doesn't get done. Second, their focus is selling the lease--because once you sign the lease, you either have to spend months of rent to buy it out, or spend months of rent fulfilling it. And they'll probably keep your deposit. Whether you stay or go, you've spent thousands! So why would they do things like timely maintenance or pest control? The more they spend, the less they get to keep. Your story is the perfect example of how their internal issues (which I believe stem from corporate since my dealings with them were annoyingly similar to the staff at the complex) cause tons of problems for the people who choose to live there. What helped me through my horrible experience, and what I recommend to everyone, is to get every single thing a staff member says in writing (preferably signed too). They'll look at you like you're crazy and might start asking you questions, but they'll also take you more seriously.
