Nelson Estates apartments is a property in Kendallville, In and is managed by MRD out of East Lansing, MI. MRD, or Managment Resources Development first built Nelson Estates, as well as several other apartment communities in several states. These apartments offer free heat and hot water as well as free trash pickup, laundry facilites and 24 hour professional emergency maintenance. Security deposits range from $99.00 up to 1 and 1/2 times your rent amount and are based on a credit check. Although property staff stand by company policy regarding qualifying criteria, flexibility with this policy is based on current occupancy. As with all sales positions, staff will try to rent a two bedroom apartment to you for between $605.00 and $685.00. However, if occupancy is low, these same apartments have been known to rent for as little as $425.00. MRD feels a lease, no matter how profitable, is more important than an empty apartment. Crime at the property is a little above average. There was a known sex offender living there at one time, there was a resident growing narcotics in the attic, a rash of thefts due to thieves climbing the balconies and air conditioners gaining access through patio doors and a significant amount of unpunished drug activity as well. Residents at an MRD property should not expect to receive their security deposit once they leave. Management has made it policy to carefully scrutinize the cleanliness of each apartment and it is common for damage assesments to total between $500.00 and $2000.00 per unit. Management is allowed to charge it's former residents $4 and $5 dollars for a burned out lightbulb and $10.00 and $12.00 for a stove drip pan. Each resident is charged a $55.00 carpet cleaning fee for what MRD calls professional carpet cleaning. Their professional carpet cleaning consists of a Hoover Steamatic residential carpet cleaner with an industrial cord and plug. Maintenance issues are generally taken care of promptly.
