General Condition:
This is an older apartment complex that is reasonably maintained.

However, the floors creak, kitchen/bathroom fixtures appear to be 1960s era, carpeting is of inferior quality, and the built-in inside lighting is sparse and dim.

Entrances are shared by four units and are noisy with the sounds from the other apartments.

Stairwells are flimsy and creak and groan whenever a tenant goes up or down the stairs; sounds that are easily heard within the apartment.

Water:
Water is included in the rent, but the water heat, volume, and pressure have been reduced to conserve water usage.

The kitchen and bathroom faucets disperse water sparingly.

Hot water lasts long enough for one person to take a short shower before it turns cold.

Noise Level between Units:
The apartments are not as quiet as advertised, especially between the upper and lower levels.

The sounds from barking dogs, flushing toilets, televisions, music, and conversation are easily heard.

The heating units in each apartment are extremely loud when they activate.

Management/Leases/Fees:
Leases are extremely complicated and appear to be designed to confuse & intimidate the tenant and to minimize risk and maximize profits at the expense of the tenant.

Extremely high fees are attached to nearly anything imaginable such as lockout fees, laundry card replacement fees, short-term lease fees, late fee, penalty fees, etc.

Management uses deception and pressure tactics to get prospective tenants to sign long-term leases and to agree to the fee schedule.

The penalty for breaking a lease is extremely expensive and contains a penalty clause where tenants must pay multiple months rent as punishment for leaving the apartment before the lease expires.

Addendums to the punishment clause can be made for special situations such as for illness or death, but each and every possible situation for breaking the lease must be made on separate documentation.

Management does not routinely provide a signed copy of the lease to tenants, but gives them a blank copy instead.

Finally, leases appear to be individualized, with certain fees and penalties based on the tenant s ability to pay.

Summary:
Not recommended.

If you insist on renting, protect yourself by having your attorney review the lease agreement before signing it.

I am responding to this review as management of Fox Acres. Web sites like these perform a wonderful service, but can also paint an inaccurate picture of an entire community based upon one "anonymous" review. First, rather than simply complain online,I invite "Anonymous" to actually report any maintenance issues to management so that they can be properly addressed. We take great pride in our level of customer service and same-day response. Second, since it's not possible to disprove online the several points in this review, I invite you to come visit and see for yourself. Give us a tough inspection! See if the floors creak; run the water; check out the lighting, the stairs, noise transmission; read the (standard industry) lease. Talk to other residents, many of whom are long-term, to learn why they enjoy living at Fox Acres. I feel certain you will find that Fox Acres does not warrant the above review from one anonymous writer. Instead, if you are looking for a home in a wooded setting next to a park, yet close to shopping, work, school and restaurants; with the most value for your dollar; and managed by professional and caring staff, then I believe you have just found your new home!

I have been a resident at Fox Acres for the past three years, and have experienced none of the difficulties expressed in the review of the negative anonymous. In point of fact, I have found this to be an excellent place to live, with scenic surroundings and a very competent management and maintenance staff that is extremely responsive to the needs of its community members. I have lived in several other apt complexes prior to my retirement, most of which were significantly more expensive, and none of these, remotely came close to the level of service, responsiveness and professionalism exhibited by the staff at Fox Acres. They have a genuine interest in the welfare of all of their residents, and often go beyond the scope of their responsibility to aid and help residents who have special needs due to illness, injury or other unexpected circumstances. I am not sure what anonymous's contractual concerns were, but from my experience, they seem entirely unwarranted and exaggerated. The staff took pains to ensure that I understood my leasing agreement, and answered any questions forthrightly and directly. They take the time to understand an individual's special circumstances, and they exercise whatever latitude that they can, under their Policies and Procedures Guidelines, to accommodate them. They have been an open and honest organization, and communicate very well in an informative monthly news letter to all residents. All things considered, the three years that I have lived at Fox Acres have been far better than any previous apt complex that I have lived in, all of which were considerably more pricey, and never came close to the value promised.

I was a tenant at Fox Acres and shared the same problems as "Mr.or Ms. Anonymous". As far as the Managment went, they were always pleasant, but felt like they were just wanting your money. It is an older apartment complex and could definitely use some updating for the area that it is in. There are no seperate entrances and if a mouse were to walk across the stairs one would definitely be able to hear it. I did not find satisfaction at Fox Acres and it would not be my first recommendation for people looking to rent in Kokomo.

I find ALL of the negative statements to be true. Water damage, bugs, vermin and my lights only got fixed after a third call stating that sparks were flying out! It's a dangerous, unpleasing place to live. I can hardly wait to move.
