I'm currently in my second year lease and will not be signing again. It was decent when my wife and I first moved in, but quickly turned very bad. So to start I wanted to clarify a few things previous raters mentioned.
-The appliances are new, but cheap.
-There is a pond, but no fishing is allowed. Signs everywhere stating this as well as no swimming, ice skating, etc.
-Everything is not included in rent. You must pay for DSL, phone, electric. And you only have one choice for TV. You cannot get Comcast which offers local television stations. So really only cold water, trash, and crappy TV is included. Original lease did say phone and internet are provided, but this is not true and was not corrected.
-Management changes often, and are now completely inept.
-Maintenance is horrible. Takes weeks to get them to do anything (or to tell you that particular problem is normal). During winter, streets and sidewalks are not cleared. Main problem is that on-site maintenance is not available 24 hours 7 days a week (unlike all other apartments I have lived in). They really only work 8 - 5, M - F.
-New tenants are very poor quality. There is a screening process for new residents, but I guess that just means they look to see if you can pay the rent. Otherwise, the new tenants are loud, leave garbage around, and do not pick up after their pets.
-Parking isn't terrible, but I don't think most people in the complex know how to park as they take up 2 spots or park in handicap. Nothing is done to these people. Tags are issued, but most vehicles do not have them.
-Yes walls are only primed not painted, so they get dirty just from touching them.
-Insulation isn't bad. We had worse in the New England area.
-Area is not that peaceful as you can hear the traffic on 350s. They need trees to block the noise. Oh and people ride ATVs in the back.
-Yes water quality is horrible, lots of poisons and very hard!

Now with all that being said, here is our additions.
-Sinks smell terrible from improper drainage. We had our water tested and it has high levels of sulfur, which makes the water smell bad.
-Poorly constructed buildings. Counters are not flat and are sinking. Walls and ceilings are cracked due to settling.
-Do not take an apartment that is above garages.
-Leaking roof on a 3 year old building. Told that was normal.
-Balcony is not water treated or finished so would will give you splinters.
-Pool table is not open 24 hours, even though they say it is.

In general, do not rent here. Way over priced. They lie to you on the tour about what you get and so forth. Please go somewhere else. We'll post pictures of this crap-shack when we have more time.
