Overpriced and Mismanaged

My girlfriend has lived at Foxfire for going on 3 years. I moved in with her 10 months ago. Both of us can't wait to leave. The only reason my girlfriend has chosen to stay for so long was because she didn't want to go through the hassel of moving and looking for a new place. The leasing office staff is unprofessional and clearly not trained in property management. Not suprising that they change staff each year. The apartments are the highest price I've found in Lafayette. In the current housing market I can actually get a mortgage for a 3 or 4 bedroom house for the same price they are charging for just a 2 bedroom apartment. The apartments are nice looking, but not very big. Many of them have visible cracks in the walls and ceilings and the studs are showing due to the poor construction. The apartments are not meant to last more than 10 years and the entire structure is actually sinking into the ground. The whole area is unstable foundation and that was worsened by the recent Earthquake in the midwest.

In addition to the overpriced apartments the entire complex is specially wired so that Verizon is the only option for internet and phone. Verizon charges approximately $100/mo for internet and phone alone. Foxfire is not wired for cable, only Direct TV which is built into the rent price. Other apartment complexes in Lafayette that are wired for cable which allows Comcast to compete with Verizon for internet and phone and other cable companies. Comcast will actually give you cable, internet and phone for less than $85. Foxfire is only providing the most basic package with Direct TV which cost $30/month. So you are paying $35/mo - $45/mo more than you would be at a place that was wired for Cable.

Further more there are no assigned parking spaces and garages are an additional $70/mo. There are plenty of duplexes around Lafayete that include garages for the same price as a 1 bedroom at Foxfire. We are frequently plagued at Foxfire by a lack of parking.

On to the issue of noise. We understand that these are apartments and thus some noise is expected. However the walls at foxfire are paper thin as well as the ceilings. Anytime our upstairs neighbors move an inch its like the ceiling is on the verge of collapsing and thats on top of the boom boom boom of people going up and down the stairs all day long.

Don't let the no soliciting clause in your lease fool you either. Residents are constantly hounded by solicitors both from outside the complex and ones that live here. I was actually working from my apartment one Friday and a guy soliciting for his financial services startup was harassing the little old lady that lives next door to us. The guy was extremely pushy and I had to step outside to get him to leave my neighbor alone.

Again the apartments are nice however the walkways and stairs to get in and out of the apartment buildings are extremely dirty. They are regularly filled with cigarette buds spread out all over the place. Many tenants leave trash outside their apartments although its prohibited by the lease. Further more there was a time we found a blood trail on the stairways and after notifying the office it took a week before maintanence cleaned it up.

Additionally the signs say that Foxfire is protected by security cameras, but the only cameras are 1 or 2 at the clubhouse. Not to mention if they really had cameras protecting us at Foxfire I think they would have caught whoever stole 2 of the 3 fox statues that use to be on top of the waterfall. The only one left is at the bottom and probably was too hard to get to.

On to pets. Foxfire charges one of the highest deposits and monthly charges of any complex in the Greater Lafayette area. $25/mo extra for each pet. Plus a $300 deposit. Personally I have a problem with the extra charge all together. My pet does not cost Foxfire anything so there is no need for them to charge me extra to have a pet. Any possible damage done by my pet is what the pet deposit is for. Not to mention an extra pet deposit should be necessary. A security deposit is for exactly that. Damages incurred while I live in the apartment.

As for maintanence. Prior to my moving in with my girlfriend, her closet shelves continually fell apart. Maintanence would get to it the same day but on several occasions left nasty notes about the shelves having a weight limit. After I moved in and it happened I looked at the shelves and realized that they had originally been installed incorrectly and that none of the supports were in the studs. They were all attached directly to the dry wall and the dry wall was about to be punctured in most spots. Its not been 10 months since I took them apart and re-installed them properly and put the supports on the studs. They have not fallen down a single time in the 10 months since I fixed them and they are supporting even more weight than before. I doubt Home Depot would even hire our maintanence guys.

On to the insulation and energy efficiency. Despite Foxfire being a newer apartment complex from Monarch its energy efficiency is nil. All the bulbs are standard incandescent, not energy saving compact fluorescent. The windows are single pane with poor sealing as is the door to the balcony. Expect an average $100/mo bill from Duke Energy in both the winter and the summer for 1 bedroom.

The screened in balconies are small but nice. Unfortunately they are all on top of each other and thus grills are prohibited.

I will also say the larger size showers are very nice.

Spot on, no lies in this review. I've heard of other people having problems with the shelves as well.
