Absolutely THE WORST

Don't live here. Before reading the rest of this review know that this is coming from a well educated couple working towards a Ph.D and a Masters degree. We lived in this complex for 2 years, and in that 2 years it is very evident that this place is really decreasing their standards for admitting new tenants. Just to give you a taste of the shady dealings of pheasant run, I'll list just a few of the horrible things that happened while we were here. They leave apts vacant and UNLOCKED on the facility which invites crime into the complex, maintenance staff repeatedly entered our apt when we were absent and then failed to lock the door behind them, they left our screen door open once when working on something and let our dog out of the apt- luckily our neighbor noticed immediately, they never fix anything- I would call repeatedly to get something considered an "emergency" fixed and I was ignored. Our neighbors had an entire kitchen cabinet come out of the wall and crash to ground breaking all their dishes because the cabinet was only hung with 2 nails- only one in a stud... then the complex had the audacity to try and deny them a refund on the dishes that were broken. The maintenace staff is ridiculous and race their cars around the parking lot endangering children and pets. Their was a massive stray animal problem of tenants letting their animals roam free, including an unfriendly pitbull and a cat that destroyed our screen door and windows. In addition, their customer service was absolutely horrible (except for Libby who should find a new job ASAP). Our good friends and neighbors were hung up on by the corporate office twice. Everyone in the office is less than helpful and will deny that they told you something- so make sure you have records of everything. In our building EVERY tenant was moving out in the next month or two because this place is so awful. The complex is going down the drain. The pool was constantly infected with E.coli so you could never swim in it- not that you would want to. Anyone wanting to live in a poorly maintained and horribly managed property that treated their long-time responsible tenants like common trash- then pheasant run is the place for you. Personally, I would spend the extra $100-$200 a month to live in a safe and secure place.

From another well-educated person and professional, I can assure that my experience at Pheasant Run has been much more positive. I lived in this complex happily for 5 years a few years back, moved out of town, and then moved back when I returned to Lafayette. 1. I have never had a maintenance person enter my apartment when I am not here. When I have asked for service, emergency or not, they have responded within very good time, often within an hour. 2. I have never seen maintenance staff racing cars around the parking lot, although I do see some residents coasting through the stop signs and driving too fast. 3. In the last year and a half that I have lived here, I have seen only one "stray" dog, once, and one cat that is out repeatedly. I would not call this a massive stray animal problem. I think the complex is proactive about keeping animals leashed on the grounds by having a small dog park where the dogs can be off their leashes and play together. And, the complex sends out reminder letters about leashing and waste pickup each month. 4. I have found the office and management staff to be very friendly and helpful. If I have had concerns about noise level or trash in the hallway or courtyard, they address and take care of it immediately. The good customer service and quick maintenance response at Pheasant Run is one of the main reasons I stayed for so many years before, and came back again. I know many long-term residents. 5. I did not hear of any E.coli outbreaks linked to the pool. I know it was closed at certain times for chemical imbalances - I think it would have been pretty big news around the complex, and around Lafayette if someone had an E.coli outbreak proved to be from the Pheasant Run pool. And, I don't believe anyone would have been swimming in it when it was open! 6. In regards to many people moving out within the next month or two, in a college town, apartment complexes do generally turn over in the summer. The reason I like Pheasant Run, in addition to the above mentioned, is because I can live here with both my medium-size dogs, and I don't have to pay an extra monthly fee. I like that there is no apartment down payment (there is a down payment for the animals). I like that water and waste are included in the rent. I like the way the property is maintained aesthetically and that there is a nice amount of land to walk. The negatives for me are a smaller-size kitchen, I think the cable is expensive, and I do think some of the construction of the apartment is "cheap", like the towel holders and toilet paper holders need reinforcement every few months, unattractive, conspicuously placed wall sockets and light switches, etc. I would definitely recommend this complex for people to visit if they are looking to rent. I would consider myself medium-high maintenance, and I just renewed my lease.

In response to the 1st post it must not have been to bad if you lived there for 3 years. I also lived at Pheasant Run and never had any of the problems that you stated, from what I am gathering it is probably from problems that you had caused for them to get upset with you and you are blaming everyone but yourself, as for the cabinet falling off the wall, I bet they did get a refund for their dishes, it is not Pheasant Run that makes the decision it comes from the corporate office. I would go back and live at Pheasant Run. The staff is great, Libby and Mona are awesome in the business office, they go out of their way to help you. I give them a thumds up.

As a college student who lived here, I would not recommend living here. This place is abandoned. The reason why I'm saying this is because there is no such internet service provider. The apartment provide the internet service, but it is expensive and slower than 56k modem! However, if you ask the main office of the pheasant apartment, they would probably say, "we are working on getting faster internet or there is verizon service providing internet." Do not believe them because they have been working on internet for more than a year and verizon service does not provide internet at Pheasant run apartment.

Sadly (for people still living at Pheasant Run), Libby has indeed moved on to something else as she no longer works there. That cemented our decision to move out ASAP since the one person who did actually care is no longer working there.

I concur with the original post. The tenets in our building got shadier and shadier during the 14 months we lived at Pheasant Run. We had to call the police twice. We were treated like trash, and we were never irresponsible, rude, or inconsiderate.
