I wouldn't recommend PR under any circumstances.

When we moved in to Pheasant Run (an Ed. Rose property in Lafayette), we were treated excellently. However, when we decided that we were tired of throwing money away at rent each month and started the home-buying process, customer service turned in to customer berating. We followed all the necessary procedures, paid the fine for breaking our lease early, and left our apartment cleaner than it was when we moved in, but we were treated like we had trashed the placed and like we were threatening to skip town without paying rent. We're a quiet, considerate, responsible married couple and we were treated like ignorant, rude, and irresponsible children. The apartment was not that great. Our carpet was nasty when we moved in (of course, after we moved out, they replaced the carpet and said that we had damaged it so we owed them money... the carpet clearly had been needing to be replaced for a long time before we moved in). We've had two other apartments before we moved to Lafayette and Pheasant Run is by far the worst experience we've ever had. If we're ever in a situation where we have to rent again, I'd rather be in an even lower-quality apartment than be treated the way we've been treated recently at Pheasant Run.

sounds like this person is mad because they did damage in the apartment and now they have to pay

It was funny that we were suddenly treated so badly (this could be because you deal with different staff members when you move out than when you move in). I was angry about how we were treated before I found out that I had to pay for the carpet. I am not belittling the office staff or the company - I am relating my experience with Pheasant Run and with how I was treated there (which is the point of this website). I am glad you had a positive experience and I trust that your description of your experience is accurate (you could extend the same courtesy to me). Paying for the carpet is really the least of my complaints about Pheasant Run - it's not that big of an expense. I am much more concerned with how I was treated. I could have (and perhaps, in light of your obsession with it, should have) left out the part about the carpet and my review would have been unchanged in essentials. I did not damage the carpet - no spills, no messes, no rips, no damage. I am surprised that you are so certain that I damaged the carpet when you did not see it, incidentally. The apartment was not that great; we stayed so long because 1) our initial lease was a year-long lease and 2) the house-hunting process was not a quick one for us. Let me repeat - the point of this website is to leave feedback about your experiences - positive or negative. I have not (and have no plans to) try to refute any of the other resident's claims about their experiences at Pheasant Run. If you say that they've had a great experience there, I believe you and am happy for you. I did not have a positive experience and am entitled to voice that.

it seems funny that all of a sudden you were treated so badly, i had lived at PR for 2 years moved out and yes I was charged for damaged carpet and no the carpet was not new when I moved in either but I did not belittle the office staff or the company for having to replace the carpet, I actually moved back into the place because PR is the only place I can actually say will get things done when needed, I agree with the 1st response, you are just MAD because you had to pay for carpet YOU DAMAGED, if the apartment was not that great why did you stay as long as you did
