Ever since we moved into this apartment, we've had trouble.
Sadly enough, they even lost our lease! The only reason we were still able to live here was because I was able to provide a copy of the lease as proof that they had a contract with us.
First of all, our apartment wasn't even turned over before we moved in. Sarah claimed it was because she forgot our actual move in date...but she was the one who signed off on our move in date so obviously her memory is rather bad. It was sitting for 6 months uninhabited and wasn't even cleaned before we moved in. Carpets were so dirty that a few swipes of the vacuum made the carpet a whole shade lighter as the dust came up. We had to request a general cleaning of the apartment, and even that took a while to happen! We even had to pay $100 for someone to come in and clean the carpet...and this was something that should have been done before we moved in. We asked River Walk's cleaners to do it, but they couldn't even keep their appointments.
Toilets were broken, and one needed repair twice. The kitchen garbage disposal required repair, and the sink leaked water everywhere. We even had plumbing problems...the building had sewer backup quite a few times and the entire building smelled like crap for quite a while. We even had sewer water back up into a bath tub and washer of another tenant's unit. Our water wasn't exactly clean either for a few days, so God knows what was in it. Even better was the fact that we complained about the smell in our bathroom, Sara came by and said she couldn't smell it. Three sentences later she said "if you want the smell to go away you have to..." Great way to say "yup, there's a problem but I'm not held accountable for it!" They don't even care and they lie to make excuses and not be held accountable for the generally poor conditions of the apartment.
The best part about this' After the building flooded so many times, they "claimed" to have fixed the problem...actually did something to the building...sent out a letter to residents apologizing for the trouble and stating that it would not happen again. They replaced all the hallway carpets, and cleaned up (for once!).
Three weeks later, the building is flooded again. And it didn't even rain today.
I know of at least four other units in my building alone who are moving out as soon as their leases expire. And at least three others in different buildings who feel the same. The sewage issue has become a theme for us, and quite a few. Other residents have had that water show up in their washers, pantries, bathrooms...it is sick. All in all, about half of the units in the entire complex are not even rented...a sure sign of lack of quality.
We're paying almost $1000 a month to live in an apartment with constant trouble and management that does nothing but lie to try to make themselves look better. Find somewhere else, pay less, and get better service. We will as soon as our lease expires.
The sad thing is that this complex is only about 7 years old. However, with this management and the lack of maintenance is going to drive this apartment complex into the ground.
UPDATE: Oh, and by the way they have decided to start "inspecting" your apartment every 3 months. Starting now. So if you like them regularly bursting in and violating your privacy, this is the place for you.
And in the last few weeks, a railing for a staircase completely fell off the wall! Maintenance "tried" to fix it, but it fell down again a week or two later because the wall was too damaged. Now, they've decided to screw down a bunch of boards over the wall, and screw down the railing to that. Talk about shoddy construction.
Oh, and speaking of shoddy construction...you can push in on the walls and they will actually bend a little bit. I leaned against a wall the other day, and almost broke a hole through it. I'm not kidding...and it is no surprise this building has a bunch of other troubles too if even the smallest stuff is problematic. All kinds of small things around the apartment indicate how poorly it is constructed. The units look nice, but after you live in one for a while you realize everything that is wrong with it.
I only have five weeks left until I move out of here for good...and I cannot wait.
ANOTHER UPDATE:
When I moved out of there, the staff were over an hour late in getting to the apartment for the final inspection. It was just a final insult from them and their way of saying (again) that Riverwalk just does not care. Time is money when you are paying for moving help, and having to pay them to just wait (because you cannot leave and they could not drive ahead with my stuff)...not good. Also, I had a few people helping me move out so it further inconvenienced them as well.

you are right on everything except I felt like the maintenance was extremly helpful to me!!!!

Regarding the inspections, they used to inspect the apartments every month. They won't let you schedule the inspections for a time when you'll be home and don't leave notices that they've been rummaging through your place. They don't even say what they are looking for or looking at during these inspections.

I actually spoke to the maintenance about that intresting repair to the railing, and he informed me, thats what you get when people (Sara in the office)won't buy the proper materials and tools for the job.
