I am an owner of one of the 32 units in Cardinal Villas and have been since 2003. I had two children at Ball State and assumed it would be a logical decision to purchase a unit and save the rental for a unit that would ultimately be owned by us.

My children ultimately returned home and I still own the unit. I absolutely am an extremely concerned landlord because I had children actually living in those same units. There is no way that I would have made the purchase if I felt the units were unsafe or not taken care of properly.

My unit is leased currently and has been for several years now. Actually my current tenants recently renewed their lease for the 2009-2010 school year and I think that speaks for itself.

I believe my current tenants have contacted me twice during this rental season and as soon as I received their notice I responded to the issue immediately. One call related to the unit being cold. I did not get their message until 2:00 in the afternoon and I immediately contacted my heating company. It was during one of the coldest evenings and the company stated that they were doing emergency calls only the rest of the evening and that people with small children and the elderly were being taken care of first. But they said they would be there the following morning between 8:00-8:30. I contacted my tenants shortly after that time period and the service contractor had been there, replaced the part that needed fix and were gone by 9:15 a.m. The other issue related to the coded door lock. I had told the tenants I intended to replace the regular keyed lock with one of the code door locks. But the tenants were busy and I held off changing the lock because I wanted all three tenants to be aware of the change and to make sure they knew the regular key would no longer work after it was changed. It took a little while to get all of the tenants together to make this happen smoothly. Finally one of the tenants agreeded responded with a code they wanted to use and the lock was changed that evening.

I would never have purchased the unit and allow my own child to live in it if I didn't feel the unit was safe and extremely well taken care of. SEk1KnECheF1ATXbXtrZ
