I AM A FORMER MANAGER OF THIS COMMUNITY AND I LIVED ON-SITE WHILE WORKING THERE. THIS IS A REBUTTAL TO THE PREVIOUS POOR REVIEW BY A FORMER TENNAT. I AM SURE THAT I KNOW WHO WROTE THE POOR REVIEW. I BELIEVE IT IS SOMEONE THAT I REMOVED FROM THE COMMUNITY FOR MANY VIOLATIONS AND NON-PAYMENT OF RENT.

Quote: Quote: This complex is not business like or professional.
*UNTRUE. I FOUND THIS COMPANY TO BE PROFESSIONAL, THOUGH THE HAVE ROOM FOR IMPROVEMENT.

Quote: They change employees faster than residents.
*YES, THEY HAVE HAD A HIGH TURNOVER OF EMPLOYEES FOR VARIOUS REASONS. SOME DO THE COMPANIES MANAGEMENT PRACTICES.

Quote: The playground is small.
*THIS TRUE.

Quote: All children must be accompanied by an adult to play there.
*THIS IS FOR THE SAFETY OF THE CHILDREN FOR MANY REASONS.

Quote: The basketball courts are not maintained.
*THIS IS NOT TRUE. THESE ARE NOT PROFESSIONAL BASKETBALL COURTS. THEY ARE ONLY HALF COURTS.

Quote: The whole complex is not maintained.
*THIS NOT TRUE. THE OWNERS SPEND A LOT OF TIME AND MONEY IN MAITAINING THE PROPERTY. LIEK ANY COMPLEX ITS SIZE, THERE IS ALWAYS SOMETHING THAT NEEDS TO BE DONE. IF TENANTS DO NOT PAY THEIR RENT, THEN THE FUNDS ARE NOT AVAILABLE TO OPERATE THE MAINTENANCE PROGRAMS AS REQUIRED. SO IT IS THE RESPONDISBILITY OF THE TENANTS, AS WELL AS, MANAGEMENT.

Quote: All they do is threaten the residents into complying with the rules.
*NO MATTER WHERE YOU LIVE, PLAY OR WORK THERE ARE RULES THAT NEED TO BE FOLLOWED FOR THE SAFETY OF ALL IN THE COMMUNITY, AS WELL AS, TO MAINTAIN THE PROPERTY.

Quote: There are drugs dealt out of the apartments.
*YES, THAT HAPPENED AND CAN HAPPEN IN ANY COMMUNITY. MANAGEMENT WORKS WITH THE LOCAL POLICE DEPARTMENT TO STOP IT AND PREVENT IT.

Quote: There is no security per se. The resident security officer is a resident but he works lots of hours leaving the complex unattended.
*WHILE I WAS THE MANAGER, AN INDIANA STATE POLICE OFFICER LIVED ON-SITE AND WAS PAID TO PATROL THE COMMUITY ON A REGULAR BASIS.

Quote: They have had a fire in the Second Phase.
*THIS TRUE. IT WAS NOT THE FAULT OF THE CONSTRUCTION OR MAINTENANCE OF THE BUILDING OR MANAGEMENT. IT WAS THE NEGLIGENCE OF ONE THE TENANTS. THAT TENANTS WAS REMOVED FROM TEH COMMUNITY. ALL OF TEH DAMAGED APARTMENTS WERE REBUILT AS QUICKLY AS POSSIBLE. THIS CAN HAPPEN IN ANY COMMUNITY AND IS AN UNFAIR COMPLAINT TO BE USED TO RATE THIS COMMUITY.

Quote: They do not clean the gutters or vents in the roof.
*THIS IS NOT TRUE. THE EXTERIOR OF ALL OF THE BUILDINGS ARE CLEANED AND REPAIRED ON A REGULAR SCHEDULE.

Quote: The construction was haphazard and materials were sub-standard.
*THIS NOT TRUE. THE QUALITY OF CONSTRUCTION AND THE MATERIALS MEET OR EXCEED THE BUILDING REGULATIOSN OF THE STATE OF INDIANA AND THE CITY OF NEW HAVEN. THIS A NEW COMMUNITY. PHASE ONE IS NO MORE THAN 10 YEARS OLD AND PHASE TWO IS ABOUT 6 YEARS OLD.


Quote: They do not follow the lease. They will keep the deposit in any manner that they can.
* THE LEASE IS A LEGAL CONTRACT. IT ALSO FOLLOWS HUD GUIDELINES AND THOSE OF THE IRS. MANAGEMENT MUST FOLLOW ALL LEASE PROVISIONS. IT IS USUALLY THE TENANT WHO DOES NOT UNDERSTAND THEIR RIGHTS AND OBLIGATIONS UNDER THE LEASE.

Quote: They do not care if you are disabled when assigning apartments.
*NOT TRUE. MANAGEMENT FOLLOWS HUD GUIDELINES. A TENANT DOES NOT HAVE TO ACCEPT ANY APARTMENT THAT IS AVAILABLE IF IT DOES NOT MEET THEIR NEEDS, THEY WILL REMAIN ON A WAITING UNTIL A SUITABLE APARTMENT COMES AVAILABLE, BUT THERE ARE NO GUARANTEES AS HOW LONG IT WILL BE UNTIL A SUITABLE APARTMENT COMES AVAILABLE.

IF THAT THE PERSON WHO WROTE THIS POOR REVIEW WAS A DISGRUNTLED TENANT,W HO MAY HAVE BEEN ASKED TO LEAVE FOR ONE OR MORE LEGITIMATE REASONS.

WHILE I MANAGED THERE, I REMOVED QUITE A FEW TENANTS WHO DID NOT WANT TO COMPLY WITH THEIR LEASE AND THE RULES AND REGULATIONS OF THE COMMUNITY, INCLUDING PAYMENT OF THE RENT ON TIME. IN ADDITION THEY CREATED DAMAGE TO THE UNITS AND THE PROPERTY AND DISTURBANCES TO OTHER TENANTS. STILL IT WAS A QUITE, SAFE AND PEACEFUL PLACE TO LIVE. I WOULD RECCOMEND THIS COMMUNITY TO MANY PEOPLE.
