If you are looking for a place that is close to the st. joe river walk, a stone throw away from ND and allows large breed dogs, then is the place for you. You just have to cope up with the following issues:
1. low IQed and corrupt managerial staff. It takes so much mental energy dealing with the folks at the office. Sometimes I feel like I am talking to the wall! They are really slow. Maybe a daily dose of gensing can increase they mental capacity. They lack the passion in running this place and the property owners should hire qualified personnel with the ability to manage a property like this. The management should take a class in Customer Service 101!
2. dirty carpets. When I got in this place was sad, I mean sad. The smell of turd tested carpets (spotted brown stains all over the place)was a major put off. I had to get a personal steam vac!
3. unhygienic kitchens and bathroom. I dont even want to get started here.
4. super noisy steel warehouse (at 4:00 am). Peace is a concept that you will never know in this place. The property is located adjacent to a steel warehouse packing plant. Unfortunately they start work at midnight with loud bangs and clangs. Everytime the fork lift drops several tons of scrap metal the earth seem to tremble.
5. torn-down balconies (it looks like the dumps. They keep on tearing down perfectly usable balconies and leaving them undone for months!
6. darken hallways (if a bulb blows out it takes them 3-4 months to replace it. It reminds me of a joke "How many Riverside North employees does it take to change a light bulb'..."
7. slow repair. If you request for some repair to your unit, be prepared to wait 3-4 weeks! Or if it is a crisis, get yourself a do it yourself manual or tune in to the DIY channel.
8. The property itself is an eyesore! if you are driving on Riverside Dr. you can't miss it! its the one with tall uncut grass and uncollected leaves and debry. I guess they are going with the "Natural Look". The building structures are poorly maintained. Most of the buildings seemed to have been painted by a drunk blind person with joint pains. White paint that was supposed to go to the moldings and window frames ended up on the nice red brick walls. This place needs help
9. Rent itself is expensive! Its one of the highest place I have stayed in with the worst service and amenities
10. Be prepared to pay for your water, sewer and trash! What! yes!
11. Be prepared to go to Home Depo to buy your own leaf blower. If you want your front yard clean, make sure you spend some money coz they will not do it for you.
12. Within the property there are two dog doggy bag despensing stations, which have remained empty for two months now. They should just sell those units on ebay. They might earn more money there than giving tenants hope of picking-up a doggy bag!
13. Customer service... None-existent. Do not call! It is not your previlage to call in. Remember they are the managers (the owners of the land) and the tenants are the renters! WAIT A MINUTE HERE! WE ARE NOT IN THE MEDIVAL ERA! I believe that every business must be client centered! Oh wait, these guys just need your money folks.

In conclusions
To Future Tenants:
This place is in a great location, close to a dog walk, parks and ND, but if you are willing to pay a lot for less then go ahead. But try other places before you commit to a 12 month lease. Trust me this lease is painful. Dont worry about unit availabilities. There are alot of units here that are empty. As for myself, I cannot wait for my lease to end and rush out of here.

Current tenants: Leave! Someone should report these fellas to the Housing Authority! What about building code violations'

To the owners:
Please comeby often and review the performance of your staff. Send out a questionaire and ask your tenants how you are servicing them. Hire qualified people to run your place.

I know that no one will do anything about some of the issues that I have illuminated you by, but if there is one future resident that heeds this warning, then this message has served its purpose.

Right on! In my review I listed no issues with the management. I need to revise that now because they didn't return half of my security deposit and could not tell me what the money was for! They charged me $50 for "carpets not cleaned". What does that mean??? 3 months later and I can still smell the place on some of my belongings...eew.

I'm sorry to admit, but I worked in the office during this month. I heard all the problems about the property from all tenants. I was deeply sorry for all the problems. I was there for only a month and I have to agree with one thing, they didn't train their office workers! I never once received any training and had to "wing it" from the get go. I never even rented an apartment before and I was on my own. I know they were having many many issues with hiring the right people for maintance, groundskeepers, and even the office. I just wanted to take a moment and let you know that I was probably one of those people you had to put up with and I'm deeply sorry.

If they would keep people around and train them and fess up that a two person maintenance staff is not enough for this age of property that has been let go for way too long things would improve. There is no preventive maintenance because there is not enough staffing to get it done correctly. Band aides are for cuts not repairs. The Gm states it will all be done today and she has not even a clue to how long it will take. It is her resposibility to train all the employee's if your not happy with the office staff call her up and put blame where blame is due. Whoever commented above take it to heart all the employee's feel this way, its basically drop you in a boat with no oars in the pacific ocean then get told to fix the problems and I may be back on site in a few weeks, exit GM. She could be so much better of a manager if she followed through and train her employee's her life would improve drastically. The percentage may even rise up on here. Does SouthBend have any apartments that score 25% probably not. The other theory is did anyone ever train her correctly? The world may never know.

Thanks for telling the truth - IT IS WHAT IT IS! The truth always prevails and we are all telling it the way it is! There are much better places to reside at in South Bend.
