Pass this place up. There are some OK things about this place, but watch out you could be stung.
After being a resident there for 3 years without any problems, I needed a 6 month lease due to graduation. They wouldn't give it to me unless I paid a $75/mo. fee AND the fair market rent -- around $75/mo. more than what they offered for a year long lease. So that would have been $150/mo. extra, just for a short term lease. They could have cared less about keeping me as a tenant, or just helping me out after living there so long.
And the rent you pay: it goes to having 6-8 people in the office doing essential tasks such as running a colorful social hour, surfing the internet, and even balancing their checkbook! They do all kinds of stuff there, with seemingly little to do with running the apartment complex.
Also, I've heard that a new amenity in the leases this year is free swimming lessons each year when the apartment complex floods.
