My wife and I have been living at The Greens for only a short time. We had been refered by multiple friends and we have yet to see what is so fascinating.
We'll start with the apartments. First of all, the craftsmanship is piss poor. I am a skilled carpenter and I can tell that these apartments were built with cut corners and thrown together. The ventilation is horrible. We turn the heat up to 70-75 degrees during the winter and it's still too cold. The windows are not changed for season and I don't see why they don't put in all-weather windows. The "master bedroom" is no bigger than the 2nd room and has a "walkin closet" that is not even standard in most homes.
The washer and dryers are only set to hold minimal clothing that causes you to do more loads than regular and the dryer takes 2 cycles to dry one load.
Moving on I'll discuss the LCI cable/internet. We're supposed to be given an upwards of 12 channels for free and yet only 6 come in. To get the expanded pack you pay $27.99 plus $15 for installment. To get an extra 8 or so channels they call the "Value Tier" you pay an extra $14 with another $15 installment fee. Installment fees for each time you add a feature unless you get them all in one. That is a SCAM. Their cable cuts in and out and we're only allowed to go through them. Terrible. Their internet is slower than dial-up, yet it costs as much as any regular DSL line. Thankfully we were given the option to go through AT&T.
The ceilings are too thin, as well. We shouldn't be hearing every step the people above us take.
Your pet policy is a flat out joke. What is the difference between a pet complex and non-pet complex' You can't tell me that a cat or small dog make that much difference on the building you live in.
Also, making renters pay an extra $40 to face the golf course is ridiculous. Are they given a choice' What kind of view do you see' I don't see an extra $40 a month worth of a few.
Management - Their attitudes are piss poor with the exception of one female. She always is pleasant and professional. Her name is -------. I can't say much for -----, though. From my experiences and my friends experiences, he seems to be nothing but rude, lazy and unprofessional towards men and the opposite towards women.
The Maintenence crews have been nothing but nice when they arrive to do the job. They explain their intentions, findings and what they are going to do and what they did. Very polite.
The parking lot is terrible during winter mornings. No salt is on the lots and cars are sliding all over the place. The dumpsters are in terrible positions and cause huge blind spots for drivers turning corners.
I personally think that if under new management, The Greens could be a very nice place. Much nicer than they are.
I am satisfied with my apartment, I am very unstatisfied with parts of the management.
This site gives our complex at 50% approval rating and most of the reviews speak of poor management, yet we have seen no improvements.
We as renters are paying for quality and we don't seem to be getting it from management. It is owed to us.
Where is the quality craftsmanship' Where is the professionalism from the management' What is the reasoning for not allowing us to go through other cable providers instead of being ripped off by LCI'
I highly suggest some sort of action is taken before I persue further action to have our issues addressed.
Overall, if you can stand terrible management, live here. We,however, will not be renewing our lease just like many of our friends living on the grounds.
I highly suggest all persons have a lawyer or legal office (for military members) review your "lease" before signing.

Oh my goodness. You have pretty much touched on everything we all need to say! We love the area but will not be renewing our lease due mainly to the crappy attitudes that come from management. I would have to say the only decent person is ------. All of the women in the office I have ever had the displeasure to deal with act like they are God, they may qualify for the title, Lord of the Slums, but nothing else. All they ever do is sit around and smoke.

I coundt sgree more. i lived there with my husanband young boy at the time and i was getting very sick and had to leave to stay with family and they ripped us off!!! ------ SUCKS she is rude and acts like she is number one and just kisses butt!!!----- well.....--- is nice and so is -------. As far as the cable well its just a pissing game they need COX. I cant say anything good about this place they dont even keep the gym open long enough fpr you to really use it.

More interesting, but ball-less crap coming from the mouths of people that can't seem to think for themselves...let's start at the top -

Since you're a "skilled" carpenter, why don't you contact the home office and ----- at them? It's their construction company...- walk in closet that is not even standard in most homes - duh, this is an apartment, not a house. You want big closets, go buy a house!

I have no problem with laundering all my clothes and no problems with the dryer. Hey, here's a thought...run your happy ass to the office and fill out a maintenance request and get it checked out. Case in point...I had some issues with my cable, and after 1 phone call to LCI, it was fixed. Yeah, had to wait a couple days for a tech to arrive, but it was fixed none the less. Can't say anything to the installation fee; wow, Cox charges install fees too. BTW, the value tier is $9.99, not the $14 you say. If you have a problem with LCI, contact the home office and complain to them. Guess what - the management here does not have the option, so ----- to the home office folks. Slow internet? Again, contact LCI or home office.

If you have a dispute with this, again, contact home office and find out what code was used and make your own comparisons.

A large 1 bed/1 bath is $555 and $575 - don't see a $40 difference here. A small 2 bed/2 bath is $670 and $695 - again, don't see a $40 difference. A large 2 bed/2 bath is $695 and $715 - Where's this $40 difference? The phase 2 apartment differences between parking and golf course is $20 for all the applicable units...need I say more?

Don't see that one at all and ----- is rude, lazy and unprofessional. Hmmm...I've personally never had any problems with him or any of the staff. However, I have seen some rather idiotic residents berate all of them and while I admire the staff's resolve, I think I would probably get pretty pissed and some of the residents who seem to think they deserve the world on a platter. You've apparently never seen him deal with multiple residents and prospective residents simultaneously and still get the job done. If you truly have an issue, why don't you simply talk to him...things cannot be fixed if they don't know they are broken. Why do you deal with pissy people all day and see how you do. By the way, I personally deal with a mix of attitudes where I work and fortunately for me, I can tell them to stuff it as this isn't Burger King...in other words, from what I've seen, they do the best they can with what they have.

The dumpsters are in terrible positions and cause huge blind spots for drivers turning corners. - The golf course is responsible for clearing snow. Now think about this - if they were to plow the parking lot, where do you think the snow is going to go? Right on top of your vehicles. Get some sand bags. Oh yeah...it then becomes a liability issue as well. Yeah, the dumpsters could be placed in better positions...talk to ---.
I personally think that if under new management, The Greens could be a very nice place. Much nicer than they are. - Should have been here prior to ------- and -----. They are the reason why the property has gotten 100 times better than when I moved in. You think management here is a problem? Try living at the other complexes in Derby, or even Wichita; then you'll see what I'm talking about.

Perhaps something can be done, and if you get your head out of the sand and ask legitimate questions instead whining, perhaps then you will learn something.

Go ahead and move to Spring Creek or Hearth Hollow. They're Section 8 and you'd probably qualify.
I highly suggest all persons have a lawyer or legal office (for military members) review your "lease" before signing. - If you need a lawyer to explain plain english to you, then Spring Creek or Hearth Hollow is for you!
I think this pretty much answers the comments made by the original poster, and the two responses above. Tell you what...go buy a house and you can have all the wonderful things a mortgage can buy.

Buzzkiller08, you wouldn't happen to be "anonymous" from the previous post of 1/1/08? I may be wrong, but you seem to showcase the same type of defensive hostility in both posts. These former or soon to be former residents are voicing their opinion of the complex. They are forewarning prospective residents. Frankly, you seem to be the only resident there for more than a year and have a thorough understanding of all the ins and outs from the exact number of cable channels, to your defensive stance on the management staff, to complaining to ---, etc.. You quickly side with and empathize with the management and staff, which leads me to believe you are one of them. On the other hand, I can't blame you for doing your job and defending the complex. I think I would've stayed at the greens longer if I had a monthly discount on "luxury" living. You get paid to live there at a discounted rate and ----- and moan about all the "idiotic residents" with your fellow staff. I work in customer service and deal with many people from different walks of life, if there was a single complaint made towards any member of my staff, I would rectify it ASAP. It is the staff's job to take care of the tenants, even "the residents who seem to think they deserve the world on a platter." In addition, you always bring up --- -------, telling the tenant to "take it up with him", did it occur to you that he employed property management on site for a reason? You guessed it, to take care of all the problems and the "idiotic" residents and their concerns, no matter how asinine. It is THEIR JOB! In turn, if any of the management or staff is unhappy and cannot put on a happy face and deal with tenants in a professional manner, they should seek employment elsewhere.

get your facts straight he retired for medical reason due to the fact that while on duty was hit by a car that broke both of his knees. It is a well know fact the section 8 apartments are income based which is called section 8. I will agree with Buzzkiller08 if you dont have the balls to talk to management then shut up.

I've spoken with management myself about my complaints and none of them have been tended too. I've never been rude or pushy either, so I don't understand how you're getting such great treatment, buzzkiller.

Touchy, touchy, touchy ... It seems as though some management or employees are taking offense for thier horrible service. Stop being defensive and do your job. Hopefully, just in the near future there will be management turnover by the higher ups.
