ASK TO SEE A REAL APARTMENT AND NOT THE MODEL. These apartments are NOT "remodeled." All they did is paint over all the chipped wood and holes in the wall with cheap paint, put in some cheap carpet (that wears very quickly) and replace the light fixtures (which randomly fall from the ceilings occassionally). There is only one gas meter per apartment, so each month the heating bill is divided by 6 - so if one person cranks their heat up in the winter, EVERYONE ELSE has to pay for it. We have towels in all of our windows because the air leaks are so bad - it feels like the window is open when it isn't. There is 1/4 inch space between the back door and the door frame, which lets tons of air in. The spacing between the back door frame and the door in my downstair's neighbors apartment is so big a mole crawled in one day! Awful awful ants last year - we had to clean out anywhere from 100-200 ants from our BATHTUB every day during the summer. The year before we had a spider problem - we're talking spiders with THREE INCH LEG WIDTHS. So big they could unstick themselves from the cheap glue traps the management provided. I can hear my upstairs and downstairs neighbors when they pee, talk, or do anything - you can hear absolutely everything through the walls and floors. Right now our front yard has two pipes STICKING OUT in the middle of the grass because someone plumbed the entire apartment backwards, and that's the only way they could fix it. Yeah, that little mishap caused one of the downstairs apartments to flood FOUR TIMES, and we couldn't use our water for three days. We had to walk down the road to an un-rented apartment to pee, take a shower, or do anything that required water. They do not take care of the grounds - there is trash everywhere, and when people put furniture out by the dumpster (and the trashmen won't take it) it will sit there for months. We constantly have new managers - we've been through 4 in 1 1/2 years. Our bathtub has rust stains all over it, and we can't get rid of them. The cabinets are absolutely disgusting inside - when we moved in there were COVERED in wood chips and random hardware parts. We had to spend $30 buying liner to at least make them usable. And our bottom drawer is made of RUSTED METAL. I'm not even joking. No wood at all, except for the sides. There is one maintenance person running the entire complex, and management could give a crap less. There is a railway not even 1/2 mile away, so trains go by constantly and it is really loud. Not to mention it's a horrible neighborhood (I won't even go outside by myself at night) and our neighbors down the road are always playing loud samba or rap music. And this is the worst part... our original manager cut her leg in one of the bottom apartments when she went down to see how flooded the apartment was. Well, the infection got so bad from all the bacteria down there she DIED. No joking - when you go to the office ask what happened to the manager named Nikki. I really really am telling the truth here!! DO NOT BELIEVE THEM WHEN THEY SAY THE APARTMENTS ARE REMODELED!!!! ASK TO SEE A REAL APARTMENT!! THESE APARTMENTS ARE NOT WORTH WHAT THEY MAKE YOU PAY FOR THEM!!

My son and I lived there with new Landlords bought it in December 2003 They Promised better and gave worse. I still have pictures of duck tape on my kitchen floor that covered holes in the flooring for over two years. I wanted that rent but the place was a rent a wreck.

I have to toally agree with this person, they do not take care of the apartments at all!! ITS HORRIBLE! I wondered what happened to the manager, Nikki, she was so nice, actally thought she cared and then we get all new management, and nobody gives a crap, like this person said there is one person doing all of the maintance on these apaprtments, and he doesnt understand hardly any english (no offence) but he is not qualified to do the work. When I first go into my "remodeled" apartment, they promised to fix so many things. For example, when they remodeled, the cut the phone lines in the living room and the bedroom, So now I have to run wires and cords all over the apartment, which wouldnt be so bad if I didnt have a 4 year old running around the apartment. The laundry facility has been broken down for over 4 months. Only one cable line, no screens on the windows, The air moves the blinds and heavy curtains when the wind blows. It is suppose to be a pet friendly place, yes this means that you have to be sure to walk on the sidewalks to avoid all the dog fecies in the yard. Oh and watch out for it on the stairs going up into the apartment. Also, I do not have any pets and my house was infested with fleas. My son had over 1000 bits on him. Which after a month of me complaining to the office they finally sent someone over to spray. Also, if you like your privacy, dont rent here, the maintence people will just come into your house it doesnt matter if your there or not! Watch out for broken bottles out in the yard or anyother objects that arent suppose to be out there. I have turned them into the city for breaking codes. When they came out they found 3 just in the laundry facility. Which I have pictures if anyone is interested. I still dont know if they have it fixed. I hope that they get fined for their lack of consern. I could go on and on but I would NOT recommend these apartments for anyone to live in! Expecially if you have small children!

I posted the original message, and I just wanted to say that nothing has gotten better! We have ANOTHER manager now and she is completely incompetent. She is never in the office when she is supposed to me, and she won't return anyone's calls. Maintenance is a joke - they hardly speak english, and none of the things in my apartment that they have promised to fix have been repaired. My furnace is literally falling apart -no one has even checked it or cleaned it in the 2 1/2 years I've lived here. There is dog crap everywhere because they don't reinforce people cleaning up after their pets and the maintenance people (more like person - there's only one of them) certainly won't clean anything up. Broken glass all over the ground. These apartments are literally falling apart. I've lived here for 2 1/2 years now (only because no one else in Emporia takes pets except for the apartments that are $650 a month) and my apartment is awful. It is so much more noisy now also, with all our ghetto neighbors down the road playing their rap and samba music. Just last week six cars in the parking lot got their back windows busted out. Such a wonderful neighborhood. The only improvement I have noticed is their new set fee per month for gas. In the winter we were paying up to $120 a month for heat because the air leaks were so bad, but now we just pay $44.50 every month. We pay about $25 more than everyone else in the summer, but we'll end up paying $80 less a month in the winter. Despite this small improvement, these apartments are still horrible, and I wouldn't recommend them to anyone.
