Bad Busissness, Beware!!!

Do not enter in a contract with this people, they will rip you off!!! Junghans Agency manages my property. According to the contract they are supposed to collect rent and receive a 10% of said rent, they collect $50.00 monthly for any incidentals, and they are supposed to manage the property as your agent. What they don't tell you is that they will rip you off every month. Every monthly statement, my income is less than the one before; for the last four months they have been subtracting close to $200.00 dollars because they "fixed some plumbing issue", or repaired this or that, they had to clean an paint a house that I cleaned from top to bottom for three whole days,or had to steam clean a carpet I had steam cleaned a couple of days before. And when you contact them to clarify the issues, they always have an excuse and no resolution. I lived in the house for two years before I had them manage my home, and I had no plumbing issue, no problem with the house whatsoever. Do not rent from or have this people manage your property.

The Rankins rented 2 places from us and both times we had to do some minor cleaning and carpet cleaning so when they came to us to manage their property they knew what was expected from a tenant. When we took over management of the house, Mr Rankin started the work and never finished so in order to rent the house to our standards and to have the home pass military inspection there were things that needed to be completed. Mr. Rankin was the one that approved the work to be done. The house was rented and to be honest we had no problems with the tenant paying at first, we tried working with them so that explains the differences in the amounts of rent. Finally after several months of not being able to get the total rent current we had to evict. Mr Rankin requested that we clean it up and get it ready. His own mother even came to the office and took pictures of the house to mail to him, so he knew the house had not been taken care of by his tenant. As far as the $50.00 per month fee it is spelled out clearly in his management agreement as to what the fees were for. The fees accumulate for a total capital account of $500.00 which sits in his account in the event there was a large repair that would exceed his rent income or if there was a month that it was not rented and the utilities were still on and had to be paid. If the account was in good standings at the time that management was terminated those funds are refunded to the owner and he has that much extra in his pocket. Now if there were expenses that would exceed the amount of course that capital account is applied to those expeses and we do not have to contact the owner for funds to be sent. Any time someone wants to rent their house out they take a chance that the house will not be returned to them in the same condition that it was given to us to manage. Trust me we try our best to explain that to the owner and try to screen tenants to find the best tenant for their property. This was an older house and shortly after the house management was terminated the house sold. Our reports to the owners are not complex and pretty much self explanitory. All bills paid are sent to the owner along with the reports so they have all information needed to file their income taxes and see what repairs were completed in their home. So the lack of explanation comment is a joke.
