I stayed here a while and so I have a pretty good overall pro and con list for those looking to stay at this complex.
Pros:
1. Currently a good manager who cares about the tenants
2. Very affordable
3. Close to major highway and Plaza area
4. Grounds are kept okay
5. Good place to stay while a student at KUMED because it is very close
Cons:
1. Lease should only allow 1 person per studio (they allow 2) because they are small and the walls are thin.
2. Parking is not assigned and even though it is suggested by management for neighbors to park their extra cars away from the prime spots they don't, instead they selfishly take your only spot close to your complex. Some of the neighbors play their car music very loud when parking and since the complex windows face the parking lot it gets on your nerves. Also some neighbors like to back in when they park which is irritating.
3. Corporate takes forever to complete work requests and the maintenance staff seems incompetent. When they fix items they leave screws and other things behind.
4. The parking lot has had a several potholes near the entrance and one by the mailboxes for a while. They however may this fancy brick wall around the dumpster which to me should not be priority over potholes.
The rent was very low for years I think due to a management error to the point it attracted undesirable tenants and so Corporate finally changed management and raised the rent which has attracted more "normal" looking tenants over the past couple of years. I never had any issues with crime, I had a couple neighbors that were evicted to due noise disturbances, and it's an ideal place to stay if you are a student at KUMED or needing a temp place to stay in the interim.
