I originally chose RT because as a student, I was ready to move out of dorm life and I knew of some other schoolmates who were already living here. Little did I know, many of those residents were getting ready to move out after only one lease term! I should have done my research.
Parking is horrible, whether you park outside or within the garage. Outside, there is hardly ever any space left in the evenings, so if you have relatives or friends visiting, they should be warned that they may not have a place to park! In the garage, your car is at risk for flat tires or other damages--there are loose stones and sharp materials... the pavement is poorly kept and overall it is run down. At night, the parking lot and the parking garage are poorly lit and as a young female student, I *do* get scared just walking from my car to the door. It doesn't help that, on the news tonight, I just saw a report about a "wandering mental patient" named "Eric" who likes to hang out near Rainbow Tower... This can't be good!
Frequently the garage door is broken and left open. That leads to break-ins, and yes, a friend had a car break-in in the garage. It makes no sense to me that you pay an extra $35 or so per month for the convenience and safety of garage parking, but you end up getting shafted anyway.
I'm not sure about lower levels, but if you live on a higher floor, noise levels are ungodly especially on windy winter nights. Also, the insulation is poor--I will have the thermostat set at up to 87, but the thermometer in my room will read a constant 72. To me that is unacceptable.
Elevators are out of service every other day. When they *are* working, they're frightening to ride in. They shake a lot when they are moving and they take forever to arrive on your floor. Not to mention the fact that lately the power to the building has been going out quite a lot--once it went out eight times in one night!--and if you're stuck in the elevator when that happens, good luck to you.
I know several people on my floor who have ant and bug problems that are never resolved no matter how many times we bring them to the attention of maintenance.
I found ants in a *wrapped* candy bar of mine the other morning. I was about to put it in my mouth when I saw them crawling around. That is disgusting. A wrapped candy bar... These ants must be mutant or have superhuman chops. Only at Rainbow.
The staff are the most fake people you will ever meet. They are so friendly to you when you are scouting out the place as a potential tenant. Then, once you have become an official resident, they bicker with you if you come in with any small complaint or concern. Beware: They will refuse to take responsibility for something even if it is clearly their fault. (That story from another poster talking about being blamed for dirty blinds... I can completely see that happening.) They are not receptive in the slightest, and in fact, they are quite rude and distasteful.
They also leave signs up taped up with misspelled words and grammatical errors. That can be irksome.
It's ALL these little things that can add up and really spoil your days. Why deal with all these little problems when your life is already complicated enough as it is with jobs, classes, etc'
The only positive thing I can say about RT is that there is a woman tenant here who has the most adorable granddaughter, and they frequently walk around the area... I smile to every time I see them. Nevertheless I'm afraid for their safety.
Please, please, PLEASE look around a LOT more before choosing this overpriced hype. If you're considering it because the picture looks nice in a brochure or guide, I assure you, that picture is completely inaccurate and probably was taken with some kind of magical, enchanted lens. If by chance you are considering it because you like its close location to KU Med, I assure you, there are so many more complexes around the block; this is NOT your only option!!

I completely agree with this review. The staff is very fake. If you report problems they will retaliate somehow. We were even hassled by our own security person when the lights went out and we reported people stuck in the stairwell because their emergency lights didn't work. This place is very much overpriced and the staff is terrible to work with. I am moving out in a month when my lease expires.

I love RT i'm almost positive that the person who wrote this article is not a city person i have lived in much worse parts of the city...I mean you have a pool nice weight room and work out room...what more can u ask for...nice central location....so what the parking lot is ran down...there is always parking space...and as far as the staff goes...they help when they have the time...that's all you can ask for right
