The apartments are larger than many and upper units have enclosed stairs.

Kitchens are large and well equipped.

Apartments have en suite washer and dryers, and plenty of storage.

The southern complex has a country like setting, but the northern complex is near noisy 23rd, and you hear it all night long.

Bathrooms are small and lack a medicine cabinet.

The bathtub does not boast a stall shower (bring your curtain).

Heating was good in a very cold winter; air conditioning struggled big time in a very hot summer.

Grounds are good, but there are no amenities! No covered parking for your car in winter, no swimming pool or "club" for you in the summer, and no fireplace or moldings in the apartment--all things I had in my previous apartment @$600/mo.

I found management responsive to requests for maintenance and to complaints about noise.

Noise.

Let's be fair! This is Lawrence and KU is (sadly) a top ten party school.

So I was resigned to noise.

I can say from experience that if your neighbors are loud, you will, unfortunately, hear them.

The move out.

Aberdeen seems to think normal use is museum quality.

After I had my apartment professionally cleaned ($190) they deducted the following from my deposit: 3 drip pans (18), carpet cleaning (95), "additional painting" (35) and administrative fee (50).

The carpet cleaning and admin are actually in the contract as added fees.

You might want to make this a discussion point before you sign a lease.
