UPDATE TO THE COMPLAINT BELOW. I WON MY CASE IN THE JOHSON COUNTY SMALL CLAIMS COURT THROUGH THE MEDIATION PROCESS. I WAS AWARDED MY FULL DEPOSIT AND THE LUDICROUS ADMINISTRATION FEE. THE DEFENDANT PAID WITHIN 2 DAYS! Stand up for what you know is right and good luck!

Let the prospective renter beware - don't RENT there! You may find yourself moving into an unclean and filthy pig sty (literally) upon your move-in date, but upon your move-out date they will expect an UNREALISTIC sparkling white glove apartment cleaning! This is an underhanded shyster tactic to defraud YOUNGER PEOPLE AND college students from receiving their rental deposit, so expect to get a zero deposit returned or expect to owe them $200 and or bogus fees. So, if you unwisely move there, then document extensively on your move-in document checklist and take photos of the apartment before you move-out. Read before you sign their move-out document, and do not sign anything you do not agree with! And if you get conned - then dispute it, write to the BBB and file a claim in Small Claims Court (be sure to have all of your supporting evidence before you go to court).

I just moved out and had no problems with Aberdeen's management. I found them fair.

Like Fourthamendment, I sued them in Small Claims and won back my deposit as well. Please do the same! If everyone just takes it, they will never have to change.

If what you say is true, then congratulations, and count yourself as a lucky tenant. I recently won my case in Small Claims Court and received the full deposit of $400 back including the ridiculous administration fee and carpet fee!

You can't file a cliam in Johnson County...the apartments are in Lawrence...good try...dumbass
