Nice place for lower rates than most apt. in area

My wife and I recently moved out of Aberdeen apartments and we were pleased.

We were in a South side apartment.

The parking lot has more spaces so parking was never a problem.

Most of the neighbors were very quiet and polite.

You could occasionally hear stomping or noise from neighbors, but we've encountered that at every apartment we've lived in.

No pets are allowed on the South side, but they readily allowed our two cats which were declawed.

My only complaint about the parking lot is that the trash bins do not have lids so with the Kansas plains winds trash blows out over the lot, but this is a city problem as they are the city's trash bins.

The rocks instead of grass for the south side is a bit annoying and weeds grow through, but they do a pretty good job of keeping it clean.

Maintainence was never a problem and the staff was friendly with us.

We never had any concerns about safety, though once or twice neighbors would argue in the parking lot, but again that's apartments and sharing space.

We were only bothered by one party that was very loud in the 18 months we were there, and to be fair it was a holiday weekend, though my wife had work the next morning.

It is a college town, and that being considered it was much quieter than we expected.

The construction of the buildings is average or slightly better.

It's definately newer and nicer than some of the other apartments we looked at, though apartment construction will never be quite like a nice home.

It was more than adequate for us.

One thing I suggest is to walk around with the staff when picking out your apartment, as the first one we looked at was heavily caked in smoke grime, even after being cleaned.

The staff was quick to offer us a nicer and clean apartment at the same price.

The complex does not offer a gym or pool or other type extras, but the lower costs offset that.

My wife and I wouldn't have used the public facilities anyway.

Finally, I cannot comment on the security deposit because we needed to exit our lease 3 months early to move out of state, so we needed to sacrifice our deposit.

That was expected though as it was in the originol contract.

However, the staff was more than helpful in arranging a buy out of our lease which was much lower than we expected.

Other apartments we lived in required us to pay out the remainder of our lease unless another person moved in, but Aberdeen only asked us to pick up 1/3 of the remainder, which meant for us we'd be making no double payments between leaving our apartment and moving into our house.

It worked out very nice.

I'm not sure how others reviewing here left their apartment with regards to security deposit, but I can tell you what we did.

The contract states that an amount will be removed from the deposit for carpet cleaning unless you hire your own and supply the receipt.

There is also a check off list that lists the charges for cleaning and repairing/replacing stuff that you don't take care of yourself.

My wife and I spent the morning we were leaving cleaning the place very nicely and using touch up paint on the walls.

We're not smokers, had no holes in walls other than a few pictures and cleaned floors, appliances, etc.

When we left we were charged $0.00.

So again, unless you have no regards for other peoples property I really don't think this would be an issue.

Overall I would recommend Aberdeen for students or others who are looking for a place to stay that is further away and quiter than the school.

It makes for better studying and if you don't need the pool or gym you save money at Aberdeen.



One final nice thing for us was that it is located right by highway 10 and a nice bike/walking trail that wraps around Lawrence.

I drove to Topeka and Kansas City hospitals for work and the access to 10 was nicer than living deeper inside Lawrence.

We were also about 15 minutes from Lawrence Memorial Hospital where my wife worked, and so about the same distance or less to the school (takes into account lights and traffic).

The majority of shopping and grocery stores is a quick 2 or 3 minutes down 10.

Overall it was very convienent.

Though it can never beat our new house :)
